How is Kincumber South different from Kincumber?
It is the steeper, bushier end. Kincumber proper sits around the valley junction with a broad mix of housing, while Kincumber South runs up toward the Bouddi ridge country, so blocks tend to be sloped and closer to bushland. That moves the inspection away from valley-floor damp and toward retaining, cut platforms, external stairs and how surface water gets past the house. The bush interface adds a maintenance layer that flatter suburbs nearby do not have to think about.
What is checked on a cut-and-fill block?
The platform and everything holding it. We look at retaining walls for bulging, leaning and cracking, at whether there is any drainage behind them or weep holes at the base, at the fill side of the platform where settlement shows up, and at the cut side where water arrives. Inside, cracking is read against the slope, not on its own. What we cannot see is how a wall was built or what is behind it, so anything holding up a house platform is worth an engineer's opinion.
The bush comes right up to the fence. What should I ask about?
Two separate things. First, bushfire-prone land status, which Council maps and which shows on the Section 10.7 planning certificate for the lot. An inspection is not a bushfire assessment and cannot give you a Bushfire Attack Level. Second, the ordinary maintenance that bush proximity creates: leaf litter in gutters and valleys, unscreened vents and subfloor openings, gaps at the roof line, and firewood or building material stored under a deck or against a wall.
Is Kincumber South bushfire-prone?
Get the Section 10.7 planning certificate for the property and you will have the answer for that lot. Council maps bushfire-prone land across the area, and on a suburb that runs from suburban streets up into bushland the mapping varies block by block, so a suburb-level answer would be misleading either way. What the inspection contributes is the visible condition of the building's ember detailing, which is useful whether or not the property turns out to be mapped.
What is checked on the deck and external stairs?
Support underneath, fixings back to the house, post bases where they meet the ground or a footing, decking and stair treads for decay, and handrail and balustrade condition and height. On sloping blocks the deck and the stairs are structures in their own right, and they carry people. Where a deck is enclosed underneath or we cannot safely get beneath it, the report records the limitation and says why. Act on that line before you settle.
How soon do I get the report?
The aim is same day, emailed rather than posted, and that depends on access and availability. Steep blocks take longer to walk safely, so allow a little more time than you would for a flat suburban house and book with a few days in hand. Tell us at booking if there is a deck, a large shed or a retaining structure you want included. Calls about the report are free for twelve months after it is issued.
