Which part of Saratoga is the property on?

It is the question that shapes everything else. Saratoga runs along the peninsula spine north of Davistown, so a waterfront or near-water block and a ridge block are two different propositions. Down near the water the questions are ground damp, subfloor clearance and ventilation, and corrosion close to the ground. Up on the spine they become surface water crossing the site, retaining and cut platforms, and where roof water is discharged. Tell us where the property sits when you book.

How does the estuary affect a house that is not on the waterfront?

Salt-laden air travels well past the shoreline, so corrosion on roofing, guttering, flashings and window hardware turns up on blocks with no water frontage at all. Retaining walls and cut platforms, external stairs, landings and their balustrades, decks and the support beneath them, and post bases where timber meets damp ground. Under the house we look at clearance, ventilation, stumps, bearers and joists, and corrosion on fixings. Where part of the subfloor or a deck cannot be safely reached, the report records it as not inspected and says why.

Is the flood plan for Davistown relevant to Saratoga?

No, and it is worth being precise about that. Council's adopted floodplain risk management plan covers the Davistown catchment and Empire Bay, not Saratoga, so those findings should not be read across. Whether any particular Saratoga property carries a flood-prone notation is answered by its Section 10.7 planning certificate. Get the certificate for the lot itself, not for the suburb next door, because the two are genuinely different documents.

Does the inspection cover the jetty or the waterfront structure?
