What makes a Yattalunga inspection different?

It is a small inlet suburb sitting entirely inside the Brisbane Water southern peninsula, ringed by Green Point, Kincumber, Davistown, Saratoga and Bensville. That means an estuarine setting, not an ocean one, with sheltered water, damp low ground close to the inlet and rising ground behind it. The inspection follows that split, so the first question is whether the property is down near the water or up on the higher ground. The two need different attention.

Does estuary air really corrode a house?

It does, more slowly than open ocean frontage but through the same mechanism. Salt reaches roofing, guttering, flashings and window hardware well back from the water's edge, and it shows first in fixings and hardware, well before anything structural. Roof screws and clips, gutter brackets, garage door tracks, window winders and balustrade fixings are the places to look. A fixing can present as sound and have very little left in the shank, which is why we check every one we can reach.

Is the jetty or waterfront structure inspected?

It can be, if you nominate it at booking and we can safely reach it, because it sits outside a standard dwelling inspection. We report on the visible condition of accessible structures. What we cannot tell you is whether the structure was approved or what permits attach to it, and on the water that is a genuine question. Ask your conveyancer to check the approvals, because an unapproved structure over the water becomes your responsibility at settlement.

What is checked under a low inlet-side house?

Clearance between the timber and the ground first, then whether the ventilation openings are still open and effective. After that: stumps, bearers and joists for decay and ground contact, metal fixings for corrosion in brackish conditions, and any plumbing running through the space. A leaking pipe under a damp floor turns a slow problem into an expensive one quickly. If the space is too tight, too wet or blocked to enter, the report records that, with the reason.

The property is on the higher ground. What changes?

The questions move from water arriving to water crossing. Up the slope we look at how surface water gets past the house, whether cut-and-fill platforms are properly retained, and whether the retaining walls have drainage behind them. Any cracking gets read against the cut platform beneath it. Salt corrosion on roofing and hardware still applies up here, since estuary air carries well beyond the shoreline, so the metal checks do not get skipped.

How soon does the report arrive?

Same day is the aim, emailed rather than posted, and access and availability decide whether it holds. Waterside blocks with steps, decks and a subfloor take longer on site than a flat suburban house, so book a few days ahead of exchange, and mention any waterfront structures you want included. Calls about the report are free for twelve months after it is issued.
