FAQs — Kanwal inspections

Questions we hear about Kanwal

Kanwal is next to the new estates. Is it the same kind of housing?

No, and the difference is worth knowing before you start comparing prices. Kanwal grew through residential releases in the 1970s, 1980s and 1990s alongside Gorokan, so most of its housing predates the estates a few kilometres north. The 2021 Census puts its median age at 45, the oldest among the larger suburbs around here. In practice that means mature gardens, original wet areas, and materials from before the 1990 asbestos cut-off. It is an established-home conversation, not a handover one.

What should I check on a 1970s or 1980s Kanwal house?

Start with the parts that wear out on a fixed schedule. Roof coverings and gutters, original bathroom and laundry waterproofing, hot water systems, switchboards and any remaining old wiring, and the subfloor if the house is not on a slab. Then look at what has changed, because enclosed verandahs, carports and rear additions collect in suburbs of this era. The report covers condition. Approvals for those additions are a question for your solicitor and council.

Is asbestos likely in Kanwal housing?

Homes built or renovated before 1990 may contain asbestos containing materials, and a large part of Kanwal's stock was built inside that window. That is a statement about the era, not about any particular house. A building inspection to AS 4349.1 is visual and does not identify or test materials for asbestos. What the report can do is flag materials worth having assessed by a licensed asbestos assessor before you sand, cut or demolish anything.

Why do mature gardens matter to a termite inspection?

Because most termite findings are about conditions rather than live activity. Established gardens put mulch, garden beds, timber edging, sleepers and tree roots close to the building, and thirty or forty years of growth also tends to bury the slab edge or block subfloor vents. AS 3660.1 and the National Construction Code call for at least 75 mm of slab edge to stay visible and inspectable. Clearing those conditions is usually cheap. Repairing what they allow is not.

Kanwal sits inside the Warnervale planning district. Does that change anything?

Only at the planning end. Kanwal is a named suburb of the Warnervale District Contributions Plan despite having older housing than its neighbours in that district, so it sits on the seam between the established town fabric and the growth area. That affects contributions and infrastructure planning around it rather than the condition of any house. The section 10.7 planning certificate for the lot is what tells you which controls apply to the land.

Do I need both a building and a timber pest inspection here?

On established housing with mature gardens, most buyers take both and have them done in one visit. The building inspection runs to AS 4349.1 and reports the condition of the accessible parts of the building and site. The timber pest inspection runs to AS 4349.3 and covers termite activity, damage and the conditions that attract termites. They are separate standards with separate scopes, so one does not cover the other. Same inspector, one attendance.
