Tuggerawong is named in a flood plan. Which one, and what does it mean?
The Tuggerah Lakes Floodplain Risk Management Study and Plan, prepared by WMAwater in 2014, covers areas including Tuggerawong and South Tacoma. That matters because the corridor is split between two instruments: the Wyong River plan covers the river catchment, while the lakes plan covers the foreshore. Being named in a plan is not the same as a block being flood affected. The section 10.7 planning certificate for the specific lot is the document that answers that.
How much flooding does the Tuggerah Lakes system actually see?
Across the whole system, which takes in Tuggerah Lake, Budgewoi Lake and Lake Munmorah, about 8,700 properties are affected by the flood planning level and around 2,800 have floor levels below it. Those are system-wide figures from the floodplain plan, not a Tuggerawong count, and they are quoted here so you know the scale of the mapping, not to describe your street. Your certificate is what describes your street.
What does the inspector focus on near the foreshore?
Water and salt. Falls away from the building and where roof water discharges, dampness at wall bases and in the subfloor, ventilation under the floor, corrosion to roof plumbing, fixings and fasteners, and the condition of decks, steps and any structures at the water end of the property. Lakeside air is harder on metal than inland air, so fixings and flashings get read carefully instead of assumed sound.
Should I get a timber pest inspection too?
Near water it is the sensible default. The timber pest inspection runs to AS 4349.3 and covers termite activity, existing damage and the conditions that attract termites: subfloor moisture and poor ventilation, timber in ground contact, garden beds and mulch against walls, stored timber beneath the house. The building inspection to AS 4349.1 does not include any of that. Both are usually carried out in a single attendance so you are not booking twice.
There is no published build era for Tuggerawong. Does that matter?
Not to the inspection. No public source gives a decade for the suburb's housing, so the scope gets set from the property instead. What the inspector reads on the day is the building itself: construction type, materials, the condition of the roof, wet areas, subfloor and site drainage, and what has been added since. That is a more reliable guide to what a house needs than a suburb average would be.
When should I book the inspection?
Early in the cooling-off period. A same-day report is the aim, emailed rather than posted, subject to access and availability, but the value is in the days you leave yourself afterwards to get a quote or ask about a finding. Twelve months of free follow-up advice comes with the report, so a question that surfaces months later does not mean paying for a second opinion on your own document.
