Tacoma is where the river meets the lake. What does that mean for a house?
The Wyong River discharges into the Tuggerah Lakes system at Tacoma, so everything the 440 square kilometre catchment carries passes through this suburb. Council has been recommended to run a local drainage study for the northern floodplain of the Wyong River between Wyong and Tacoma, and to look at flood gates on pipes draining into the river. For a buyer that means site drainage and ground moisture deserve more of the inspection than they would five kilometres inland.
How do I find out whether a Tacoma property is flood affected?
From the section 10.7 planning certificate for that lot, ordered by your conveyancer. Suburb level statements are not much use, because the mapping can change across a street. The Wyong River catchment has a documented flood history including 1949, 1964, 1977 and 2007, and that history belongs to the catchment, not to any one address. The certificate answers the land question and the inspection answers the building question.
What does the inspector look for on low-lying ground?
Falls away from the building first, then where roof water actually goes. After that: dampness at the base of walls, subfloor moisture and ventilation, bearer and joist condition, corrosion to roof plumbing and fixings, and any staining or salt deposits that suggest water has been sitting where it should not. None of that is exotic. It is just where the findings concentrate when a house sits near a river mouth rather than on a ridge.
Do I need a timber pest inspection as well?
Damp ground and termites go together, which is the reason to book both. The timber pest inspection runs to AS 4349.3 and covers termite activity, existing damage and the conditions that attract termites, including subfloor moisture, poor ventilation, timber in ground contact and stored timber under the house. The building inspection to AS 4349.1 does not cover any of that. Both are usually done in the one attendance.
The house is older. What tends to need attention?
In pre-1990 stock the usual list is roof coverings and gutters, original wet area waterproofing, subfloor ventilation, and materials from the era before asbestos was banned from manufacture and sale at the end of 2003. A visual inspection does not identify or test for asbestos, so the report flags materials worth having assessed instead of labelling them. Anything added later gets noted so you can request the approvals from council.
When should I book the inspection?
As early in the cooling-off period as you can manage. A same-day report is the aim, emailed rather than posted, subject to access and availability, but the useful margin is the days you leave yourself afterwards to get a quote or ask a question. If a subfloor or roof void cannot be safely entered on the day, the report says which areas were reached instead of glossing over it.
