What is different about ground conditions in Tacoma South?
Council has said it plainly. When it replaced the vacuum sewer serving more than 100 properties on the southern bank of the Wyong River, it stated that water will periodically infiltrate any system at this location due to the high water table and close proximity to the Wyong River. A $3.5 million contract was awarded in March 2023 with construction starting that May. A documented high water table is a real, local reason an inspection here reads differently.
What does a high water table do to a house?
It keeps ground moisture up against the building, and that shows in a handful of predictable places. Subfloor dampness and slow drying, rising damp at the base of masonry walls, damp slab edges, deteriorated skirtings and wall linings, mould in poorly ventilated rooms, and corrosion to metal fixings and roof plumbing near the ground. None of it is dramatic on its own. Together it is the reason an inspector spends longer under the house here.
Does that change the timber pest inspection?
It raises the stakes on it. Termites are drawn to moisture, and a damp, poorly ventilated subfloor is one of the most conducive conditions there is. The timber pest inspection runs to AS 4349.3 and covers termite activity, existing damage and those conducive conditions, which the building inspection to AS 4349.1 does not. In an area with a documented high water table next to a river, taking both in one visit is the sensible default.
The suburb is mostly bushland. What does that add to an inspection?
Tacoma South is described as primarily bushland, bordered by the Wyong River and the Tuggerah Nature Reserve, so properties tend to sit against vegetation. That puts more attention on tree proximity to footings and drainage, leaf litter in gutters and valleys, timber and mulch in contact with the building, and access along the sides of the house. It also means outbuildings and later additions are common, so their condition and paperwork are worth asking about.
Is the property on the new sewer system?
Ask the vendor and your conveyancer, because it is a property level answer. Council replaced the vacuum system on the southern bank with a purpose-designed pressure sewer system from 2023, and pressure systems have an on-lot pump unit that the owner is responsible for maintaining. If the property has one, ask for the service history the same way you would for a hot water system, and check whether it is included in the sale.
How quickly can you inspect and report?
A same-day report is the aim, emailed rather than posted, subject to access and availability. Book early in the cooling-off period so there is room to act on findings. Subfloor access is the thing to flag when you book here: if clearance is low or the ground is wet, the inspector will not enter a space that cannot be entered safely, and the report will say which areas were reached.
