All of it, but not with one scope. Tuggerah records only about 404 private dwellings because so much of the suburb is retail and industrial land, and its land use is described as a mixture of semi-rural, residential and light industrial. So a booking here might be a townhouse near the station, a house in a residential pocket, or an acreage property with sheds. What does a pre-purchase inspection actually include?

It runs to AS 4349.1 and covers the accessible parts of the building and the site: interior rooms and finishes, wet areas, the roof exterior and roof plumbing, the roof void, the subfloor where there is one, external walls, and how the ground and stormwater behave around the building. A timber pest inspection to AS 4349.3 is a separate scope carried out in the same visit. The report tells you plainly which areas were accessible on the day.

Tuggerah was dairy land. Does that matter to a buyer?

It matters for the ground, not the buildings. The Pioneer Dairy wetlands remain in the suburb and a former airstrip has been built over, so parts of Tuggerah sit on flat, low-lying former farmland. On sites like that an inspector pays close attention to where water sits after rain, how the ground falls away from the walls, subfloor moisture, and whether stormwater from the roof is carried clear of the building rather than dropped beside it.

Is there flood mapping for Tuggerah?
