FAQs — Mardi inspections

Questions we hear about Mardi

Mardi has its own planning chapter. What does that tell a buyer?

That its character is rural residential rather than conventional suburban. The Central Coast Development Control Plan 2022 carries a dedicated chapter, 5.51 Mardi Rural Residential Development, which is unusual for a locality this size. At the same time the 2021 Census recorded 3,598 people across 1,322 dwellings, which is far more housing than a rural residential label suggests. So the suburb spans big lots and conventional homes, and the inspection scope has to be set from the address.

What extra does an inspection cover on a rural residential block?

The house to AS 4349.1 first, then everything else that comes with the sale. Sheds, carports, stables, workshops, water tanks, retaining and fencing all get looked at, along with driveway and site drainage over a much larger area than a suburban lot. Where a property is not on mains sewer, the wastewater system is worth asking about separately, since Central Coast Council reports more than 8,000 properties across the local government area with no sewerage connection available.

Mardi Creek is a named tributary. Should I check flooding?

Yes, at the property level. Mardi Creek is a named tributary of the Wyong River and the site of a proposed detention basin identified as one of two key flood management works from the Wyong River floodplain plan. That is a catchment fact. Whether a particular lot is flood affected comes from its section 10.7 planning certificate, which your conveyancer orders. Read it beside the report, since one describes the land and the other the buildings.

How do I check an on-site wastewater system?

Ask the vendor for the approval to operate and any service records, and ask your conveyancer to check council's records. On-site systems in this local government area range from septic tanks with absorption trenches through to aerated treatment systems and pump-out, and each has its own service requirements. A building inspection reports what is visible around the system rather than certifying it, so raise a failing or undocumented one before exchange.

Are outbuildings included in the inspection?

Yes, and on lots this size they often carry the findings. We look at footings, framing, cladding, roofing and guttering, and where the runoff goes, and we note structures that look like later owner-built work. An inspection cannot establish whether something was approved. What it can do is flag work that looks undocumented, so your solicitor can request the approval history from council before you are committed.

How long does a rural residential inspection take?

Longer than a suburban one, because there is more ground to cover: a larger house footprint, outbuildings, fencing, retaining, driveways and drainage across the whole lot. A same-day report is still the aim, emailed rather than posted, subject to access and availability. Let us know when you book what is on the property, including any locked sheds, so the time is allowed for and access can be arranged in advance.
