Alison sits inside two mine subsidence districts. What does that mean for a buyer?

Both the Wyong and the Hue Hue district maps label Alison inside their boundaries, and it is one of only two localities in this corridor covered twice. Inside a declared district, building work needs Subsidence Advisory NSW approval as well as council consent. Compensation for subsidence damage is available whether or not land sits in a declared district, but only where the correct approvals were obtained. That turns an unapproved shed or extension from a paperwork question into a money question. Confirm the status of the specific address through the Service NSW property check rather than assuming it from the suburb.

The suburb is on the Wyong River. Should I check flooding?

Yes, at property level. Alison sits on the north bank, and the Wyong River catchment covers about 440 square kilometres with recorded flood events in 1949, 1964, 1977 and 2007. No flood study or SES warning names Alison itself, so we do not state that the locality floods. The section 10.7 planning certificate answers it for the lot, and your conveyancer orders it. An inspection adds the physical evidence: ground levels, falls away from the building, subfloor moisture and any staining from past water entry.

What does an inspection cover on a semi-rural block here?

The house first, to AS 4349.1, then everything else that comes with the sale. Sheds, carports, water tanks and pumps, retaining, fencing, driveways and site drainage across a much larger area than a suburban lot. The 2021 Census recorded 27 private dwellings here and an average of 3.1 vehicles per dwelling, which usually means machinery storage and outbuildings rather than a single garage. Tell us what is on the property when you book, including anything locked, so access is arranged and the time is allowed for.

Should I book a timber pest inspection as well?

On semi-rural land, yes. It is a separate scope. The building inspection runs to AS 4349.1 and the timber pest inspection to AS 4349.3, which covers termite activity, existing damage and conducive conditions. Those conditions are ordinary features of a rural block: timber in ground contact, stacked firewood, sleepers, damp subfloors, stumps left in the ground and garden beds against the walls. Blocks with mature vegetation and outbuildings carry more of them than a suburban lot, and both inspections are usually done in the one visit.

Is the property on mains sewer?

Ask the vendor and your conveyancer, because it is answered lot by lot. Central Coast Council reports more than 8,000 properties across the local government area with no sewerage connection available, relying on on-site sewage management, and its 2022 development control plan carries chapters on on-site sewage management and effluent disposal in non-sewered areas. Ask for the approval to operate and any service records. A building inspection reports what is visible around the system rather than certifying it, so raise a failing or undocumented one before exchange.

How old is the housing, and does that change the report?

Alison Homestead on Cape Road gave the suburb its name, and its main building was badly damaged by arson in December 2011, so settlement here goes back a long way. No published source gives a build era or a construction type for the current housing, and 27 dwellings is far too few to average. So the inspector reads the property instead: construction, roof, wet areas, subfloor and what has been added since. Where a home was built or renovated before 1990 it may contain asbestos materials, and that changes how the report talks about repair.
