FAQs — Jilliby inspections

Questions we hear about Jilliby

Jilliby is inside two mine subsidence districts. What does that mean?

It is labelled inside both the Wyong and the Hue Hue district maps, which makes it one of only two localities in this corridor covered twice. Inside a declared district, building work needs Subsidence Advisory NSW approval as well as council consent. Compensation for subsidence damage is available whether or not land sits in a declared district, but only where the correct approvals were obtained. On acreage carrying sheds and machinery bays, that makes the approval history worth checking with your solicitor before you exchange.

There is a creek catchment named after the suburb. Should I check flooding?

At property level, yes. The Jilliby Jilliby Creek catchment covers roughly 100 square kilometres and joins the Wyong River about 12 kilometres upstream of Tuggerah Lake, and the wider catchment has a recorded flood history including 1949, 1964, 1977 and 2007. That describes a catchment, not a lot. The section 10.7 planning certificate states flood mapping for the property. An inspection adds the physical evidence: ground levels, drainage falls, subfloor moisture and staining from past water entry.

How does bushfire risk affect an inspection here?

Jilliby State Conservation Area sits inside the locality and was the site of a 324 hectare hazard reduction burn run over four days in 2026, and the RFS and council group Jilliby's valley neighbours into a single bushfire risk community. Whether a lot is mapped as bushfire prone is on its section 10.7 certificate. On the building, we look at ember entry points: gutter and valley debris, eaves gaps, subfloor and roof void vents, decking, and vegetation against the walls.

What is the housing like?

Large and almost entirely detached. The 2021 Census recorded 1,694 people across 531 private dwellings, 98.8 per cent of them separate houses, with 77.2 per cent having four or more bedrooms and the highest median household income in this end of the postcode. No source names a build era or a construction type, so we do not describe a typical Jilliby house. Big houses on rural land usually mean outbuildings, long roof runs and drainage across a wide site, and all of that gets inspected.

Part of Jilliby sits under an urban growth plan. Does that matter to a buyer?

It explains why the locality does not read as one thing. Part of Jilliby falls inside the Warnervale District contributions plan area, which covers the growth estates to its east, while the rest is farms and bushland in the Dooralong Valley. So a property here might be acreage on tank water and an on-site system, or something much closer to a conventional lot. Zoning and constraints for the actual address come off the section 10.7 planning certificate.

How do I check the wastewater system?

Ask the vendor for the approval to operate and any service records, and have your conveyancer check council's file. Central Coast Council reports more than 8,000 properties across the local government area with no sewerage connection available, relying on on-site sewage management that ranges from septic with absorption trenches to aerated systems and pump-out. Its 2022 development control plan carries chapters on both. A building inspection reports what is visible around the system rather than certifying it.
