How old is the housing in Wyong Creek?
It spans more than a century. Wyong Creek Public School opened in 1883 and the community hall in 1914, and both are heritage listed, so settlement here is long established. At the same time the population has grown steadily, from 387 in 2011 to 434 in 2016 and 476 in 2021 across 190 private dwellings. An inspection here can land on a century-old timber home or a recent acreage build, and those two reports look nothing alike.
What changes between an old home and a new one on the report?
Almost everything the inspector spends time on. On an older timber home it is stumps, bearers and joists, subfloor ventilation and moisture, verandah and roof framing, wet area waterproofing done to an earlier standard, and materials that may contain asbestos where the house predates 1990. Is Wyong Creek bushfire prone?

What about flooding, with a creek in the name?
No flood study names the Wyong Creek locality itself, so we do not claim that it floods or that it does not. Cedar Brush Creek is a named tributary of the Wyong River in the catchment flood study, and the wider catchment has a recorded flood history including 1949, 1964, 1977 and 2007. The section 10.7 planning certificate carries the mapping for the property. An inspection adds ground levels, drainage falls, subfloor moisture and staining from past water entry.
Is Wyong Creek inside a mine subsidence district?
Yes. The Wyong Mine Subsidence District map labels it inside the boundary, which surprises most buyers, because in this postcode the subsidence overlay sits inland rather than on the lake. Inside a declared district, building work needs Subsidence Advisory NSW approval as well as council consent. Compensation for subsidence damage is available whether or not land sits in a declared district, but only where the correct approvals were obtained. On rural blocks with owner-built sheds, that makes the approval history worth chasing before exchange.
What does an inspection cover outside the house?
Everything included in the sale that we can reach safely: sheds, carports, workshops, water tanks and pumps, retaining walls, fencing, driveway and site drainage across the block. Rural outbuildings often carry more findings than the house, because they get built in stages and maintained last. A same-day report is the aim, emailed rather than posted, subject to access and availability. Flag anything locked when you book so access can be arranged in advance.
