Building Inspections in Little Jilliby, Central Coast

A single valley rather than a conventional suburb. It is described as the properties either side of Little Jilliby Road, in the valley running west from Jilliby Road, near Jilliby State Conservation Area. The 2021 Census recorded 102 people across 35 private dwellings, with a median age of 33 and 3.3 people per household. That is a planning grouping, not a rating for a lot. Bushfire mapping for the property is stated on its section 10.7 planning certificate. What we inspect is the physical detailing: gutter and valley debris, eaves gaps, subfloor and roof void vents, decking, and vegetation against the walls.

No flood study names Little Jilliby specifically, so we do not claim that it floods or that it does not. Geographically the valley sits within the wider Wyong River catchment, which has a recorded flood history including 1949, 1964, 1977 and 2007, and roads and causeways in these valleys are known to close in heavy rain. The section 10.7 certificate carries the mapping for the property. An inspection adds ground levels, drainage falls, subfloor moisture and past water staining.
