Doyalson is higher than the lake suburbs. Does that help?

It removes one problem and leaves others. At about thirty four metres Doyalson sits well above the Tuggerah Lakes floodplain, which is the second highest ground in this group of suburbs. The shallow water table that drives subfloor damp at Long Jetty and Budgewoi is much less of a factor here. What replaces it is surface water: on sloping ground, runoff has to be caught and directed, and where downpipes discharge onto bare earth you get scour, erosion around footings and water tracking back toward the building.

Doyalson had coal mining nearby. Should a buyer be concerned about mine subsidence?

It's a fair question and it has a proper answer, just not from us. The Munmorah State Coal Mine operated in the vicinity between 1962 and 2005. Whether a particular property sits inside a NSW mine subsidence district is determined by Subsidence Advisory NSW and shows up in the planning certificate attached to your contract. We have not verified that Doyalson falls within one and we won't imply it does. What a building inspection can tell you is whether the building itself shows movement, and what pattern that movement takes.

Do you inspect in Doyalson?

Yes. Doyalson is a village rather than a suburb, with a 2021 population of around three hundred, sitting on the Pacific Highway with the Doyalson Link Road running seven kilometres west to the M1. Small population doesn't mean no coverage. It's the same Central Coast territory as San Remo and Budgewoi and it's an easy run from the highway. Give us the address when you enquire and we'll confirm before you commit to anything.

What does highway frontage mean for a house?

For the inspection, not much structurally. Noise, dust and traffic are things you assess by standing on the property at different times of day, not things a report measures. What the inspector does check is the condition of the external fabric on the exposed side, window and door seals, and whether guttering and roof plumbing are handling their job. If road noise matters to you, visit at peak hour before you buy. That's better information than anything a report can give you.

Is a timber pest inspection worth it on higher, drier ground?

Yes, because the driver here is vegetation and timber in soil contact rather than a high water table. Our Central Coast reports repeatedly record trees close to the dwelling, stumps on site, sleepers in garden beds, fence posts and framing in ground contact, and rot in fence components. Those conditions exist on dry blocks as readily as on wet ones. Booking building and pest as one visit costs less than two separate attendances and gets the subfloor opened once for both purposes.

How far ahead do I need to book a Doyalson inspection?

Book as soon as your offer is accepted. A same-day report is the aim, emailed rather than posted, subject to access and availability, and access through the agent is usually what sets the date rather than our schedule. Out here that can mean coordinating with an owner who lives elsewhere, so a couple of days' notice helps. Tell us the last date the report is still useful to you and we'll work back from it. If the report recommends a trade or an engineer, you'll want time in hand to arrange that before cooling off ends.
