FAQs — San Remo inspections

Questions we hear about San Remo

What kind of housing stock is in San Remo?

We won't guess, and that's a deliberate answer. San Remo covers about 2.4 square kilometres at around thirteen metres, bordered by Doyalson, Colongra, Blue Haven, Charmhaven and Buff Point, with a 2021 population of about 4,400, Northlakes High School and the San Remo Neighbourhood Centre. What we could not verify is a construction era or a dominant building type for the suburb. Plenty of pages on the internet will tell you what San Remo is built from. We'd rather have the inspector read the house in front of them.

Is an inland San Remo block better or worse than a lake-front one?

Different rather than better. San Remo has no lake frontage of its own and sits above the lowest ground in the district, so the shallow water table that drives subfloor damp at Budgewoi and Long Jetty is a weaker factor. What replaces it is ordinary site drainage: where the ground falls, where roof water discharges, and whether landscaping has redirected runoff toward the house. Roof plumbing not connected to stormwater is the single most repeated finding across our Central Coast reports.

Do you have inspection data for San Remo?

No. Postcode 2262 has no reports in our records at all. Our Central Coast inspection evidence is nine reports across eight addresses in postcodes 2260 and 2261, and eight of those are from a ten week window in late 2022. That's a small evidence base and we'd rather describe it accurately than dress it up. It informs what an inspector looks for. It doesn't produce a statistic about San Remo, and you should be sceptical of anyone who offers you one.

What happens if the report finds something serious?

It tells you plainly, ranks it, and points you to the right next step. A building inspection is visual and non-invasive, so where a defect suggests structural movement or a hidden problem, the report recommends the appropriate specialist instead of speculating. That might be a structural engineer for a movement pattern, a licensed plumber for drainage, or an electrician for a wiring defect. At a nearby Long Jetty property our inspector recorded an electrical wire defect and a damaged power point, both of which are trade work rather than inspection work.

Can I use a building inspection report to negotiate the price?

Plenty of buyers do, and it works better when the report is specific. A line saying the downpipes aren't connected to stormwater and the ground ponds against the southern wall is something an agent and a vendor can respond to. A vague statement about drainage isn't. Get the report early enough in your cooling-off period that you have time to obtain a quote for the work, because a quote is what turns a finding into a number.

How do I book a building inspection in San Remo?

Send the address, the agent's details and your cooling-off or settlement dates. We'll confirm the time and the scope before attending. Same-day turnaround is what we aim for, subject to access and availability, and the report comes by email. If the property has a shed, a granny flat or a pool you want covered, tell us up front so the scope and the time allowed are right.
