Is the beach being protected from erosion?

Council has consulted on temporary coastal protection works at MacMasters Beach, with a draft design using rock bag armour units to protect and stabilise a section of about eighty metres in front of the surf life saving club. Those works are for the club frontage, not for private property, so do not read them as protection for a house. MacMasters Beach also appears in Council's record of severe storm erosion along this coast. Coastal hazard is a planning question, so read Council's coastal zone material and the Section 10.7 certificate.

What does a steep block change about the inspection?

Almost everything except the standard we work to. Access takes longer and some of it may not be safe to reach at all. The structures that carry you around the property, external stairs, landings, elevated decks and their balustrades, become significant items in their own right. Retaining walls and cut batters hold the house platform, so their condition matters more than it would on flat ground. And surface water arriving from above the house has to be dealt with somewhere, which is often where the story is.

Can the inspector get under an elevated house?

Sometimes, and where we can, that space is one of the more useful parts of the inspection. On a steep MacMasters block the subfloor may be tall at one end and unreachable at the other, or enclosed by later work, or too steep to move around safely. Where we cannot get in, the report records the area as not inspected and says why. If that matters to you, the obstruction can often be cleared and the area re-checked.

Are the retaining walls and cut batters included?

Where they are on the property and we can safely reach them, we report on what is visible: leaning or bulging, cracking, whether there is any drainage or weep at the base, and decay or corrosion in the materials. What is behind a wall and how it was built are not visible, and walls over a certain height should have been engineered. Anything holding up the house platform or a neighbour's ground deserves a specialist opinion on top of the report.

What standard is the inspection carried out to?

AS 4349.1, the Australian standard for pre-purchase property inspections. It defines what a visual inspection covers, what counts as accessible, and how limitations get recorded. On a steep coastal block that last part carries real weight, because more of the property is genuinely hard to reach here than on a flat suburban site. Read the limitations section first when the report arrives. It tells you which parts of the building nobody has looked at, which is information in its own right.

When does the report arrive?

A same-day report is the aim, emailed rather than posted, subject to access and availability. Steep and coastal blocks take longer on site, so book a few days ahead of exchange, and tell us if there are decks, stairs or retaining structures you want included.
