The housing here varies a lot. Does that change the inspection?
It changes what the inspection concentrates on. Kincumber sits at the junction of the southern peninsula and carries the widest spread of stock in this part of the coast, from valley-floor houses to villas and townhouses to homes cut into the rising ground. A detached house on a slope raises retaining, site drainage and subfloor questions. An attached dwelling shifts the focus to wet areas, linings and the boundary of your lot. Is a villa or townhouse inspection different?
The scope narrows to your lot and the accessible areas around it, so wet area waterproofing, internal linings, joinery and finishes do most of the work. Common property such as a shared roof space, a party wall, a driveway or an external facade belongs to the owners corporation, and a strata report from the managing agent is the document that covers it. Buy both and read them together. Each answers a question the other cannot, and neither is a substitute for the other.
What is checked on a valley-floor block?
Everything to do with where water goes. Low ground drains slowly, so we look at the fall of the ground near the walls, whether paving or garden beds have been built up against the building, subfloor clearance and ventilation, and where the downpipes, tank overflow, air conditioner condensate and hot water relief valve actually discharge. Ground that stays wet against a wall is what starts most of the slow, costly problems in this area, and it is usually cheap to correct.
What is checked on a sloping block above the valley?
The questions flip from water arriving to water crossing. On the rising Kincumber blocks we look at retaining walls and whether there is any drainage behind them, cut-and-fill house platforms, external stairs and their handrails, and whether surface water gets past the house or into it. Cracking gets read against the slope as well, because a wall on a cut platform moves for different reasons than one on flat ground. Where it looks structural, the report says to bring in an engineer.
Does a building inspection cover termites?
The building report records the conducive conditions we can see: timber in contact with the ground, mulch and garden beds against the wall, stumps left in the yard, missing ant caps, slab edges covered by later paving, and damp that never dries out. A timber pest inspection is the separate scope that looks for activity and damage. Book them together so the property is opened once and the two reports line up. On treed blocks around here, having both is the sensible default.
What do I do with the report once I have it?
Read the limitations first, then the items marked most serious, then everything else. Most reports are a maintenance list with a few things on it that matter, and the useful question is which items are cheap, which need a specialist quote, and which change what the property is worth to you. If something needs an engineer, a plumber or a pest technician, the report says so. Calls about it are free for twelve months, so ring us instead of guessing at what a finding means.
