Building Inspections in Bouddi, Central Coast

Two harsh conditions land on the same house. Bouddi is national park country between the ocean beaches and the Brisbane Water inlets, so a dwelling here gets salt-laden air corroding metal and bushland debris filling gutters and valleys, on ground that rarely sits flat. Most properties on the coast deal with one of those, not both. The practical result is that roof plumbing, flashings and the drainage path around the building need looking at more often than the age of the house alone would suggest.

How the house is supported, and how much of it we can reach. Elevated floors put the posts, bearers, footings and any retaining that holds the platform at the centre of the inspection, along with external stairs and landings. Cut-and-fill work under a driveway or a building platform is worth a close look, because made ground behaves differently from natural ground. Where the underside of a house drops away and cannot be entered safely, the report records it as not inspected and explains why.

Start with the Section 10.7 planning certificate, because Council maps bushfire prone land and the status for that lot is recorded there. A Bushfire Attack Level comes from a separate assessment, usually when you build or add. What we report on is the visible condition of the things that decide how a house copes with embers: gutters and valleys full of leaf litter, deck framing, subfloor and roof vents, weather seals, and combustible material stored against the house.

On a bush block it usually is. Termites take their cue from the surroundings, and a house sitting close to standing timber, with leaf litter against the walls and timber steps or garden edging in ground contact, gives them a straightforward path. A timber pest inspection under AS 4349.3 is a separate scope from the building inspection, and covers activity, damage and the conditions inviting it. More than people expect, but never all of it, and the report is explicit about the difference. AS 4349.1 is a visual inspection of accessible areas, so a subfloor that can be entered safely gets entered, and one that cannot gets recorded as restricted with the reason stated. The same goes for roof voids, roof surfaces and anything behind locked or blocked access. You get a clear map of what was seen, what was not, and what a second visit would need.
