Is a Somersby property inspection different from a suburban one?

Yes, because Somersby is not a suburb in the ordinary sense. It is a plateau of industrial land and rural-residential holdings, not streets of houses, so the residential stock here is acreage: tanks, on-site wastewater, sheds and outbuildings, long driveways and bushland around the edges. Council exhibited a draft overland flood study covering the Somersby industrial area, the rural-residential land north of it and the Kariong residential area, and overland flow means surface water moving across the ground in heavy rain, not a creek rising. On shallow plateau soils water runs rather than soaks, so it arrives quickly and takes whatever path the ground offers. We look at where that path runs relative to the buildings.

Does the driveway matter on a block like this?

It can be one of the larger costs on the property and it never appears in the listing. Long unsealed access scours out, culverts block or wash away, and a driveway with the wrong crossfall delivers water toward the buildings instead of away from them.
