What should I look at on a Niagara Park block?

It covers the conditions, not the search. A building inspection records the conducive conditions and any visible damage we come across, and it will tell you if something needs a closer look. A timber pest inspection is a separate scope carried out for that purpose, and it is the one that goes looking for activity and damage in the structure. On established blocks in this valley, having both done in the one visit is the sensible default.

The house sits low to the ground. Does that matter?

It matters for how long the timber lasts. A suspended floor needs air moving under it and a gap between timber and soil, and on low-set houses that gap gets eaten by added paving, garden beds, a later deck, or years of yard levels creeping up. Once the clearance goes, the subfloor stays damp, and damp subfloor timber decays and draws termites. We report the clearance, the state of the vents, and anything that has closed them off.

Why is there cracking in the walls on the higher blocks?

Reactive clay. The clay-rich soils on these valley slopes swell when wet and shrink when dry, which moves masonry seasonally, and articulation joints exist to absorb that movement. What we read is the pattern: width, whether cracks step through mortar or run straight through bricks, whether they line up with openings, and whether doors and windows still close properly. Where the pattern suggests something structural, the report says to bring in an engineer.

When will I get the report?
