Can you inspect a property in Glenworth Valley?

Yes. It is a long way west of Gosford, into the valley country toward the Hawkesbury, and that mostly affects scheduling rather than scope. Tell us at booking how long the driveway is, whether the access needs a four-wheel drive after rain, how many buildings are on the block, and whether anyone will be on site to open them. Properties out here take longer to walk than a suburban house, so we plan the visit around that.

What is included on a rural property inspection?

The dwelling as standard, and anything else you nominate when you book. On a valley property that usually means sheds, a carport or garage, stables or yards, retaining, and the state of the driveway and its culverts. We report on visible condition. What we cannot tell you is whether a structure was approved, and on rural blocks that question comes up often enough that your conveyancer should put it to Council before you exchange.

The property runs on tanks and a septic system. Who assesses those?

A building inspection reports what is visible: the condition of the tank and its stand, where the overflow goes, whether the pump and pipework are leaking, and any surface breakout or soggy ground near the wastewater trenches. It is not a water quality test or a septic assessment. Have the water tested and the system assessed by the relevant specialist, and ask Council for the approval records. Those are three separate pieces of work and none of them substitutes for the others.

The house is a long way from the road. Does that affect the inspection?

Only in the practical sense. The inspection itself runs the same way wherever the house sits. What distance changes is the time it takes, whether we can reach outbuildings scattered across the block, and how the driveway itself performs. Long unsealed access is worth looking at in its own right, because a driveway that channels water toward the house or a culvert that has washed out is a real cost sitting in plain sight and it never appears in the listing.

Is there anything specific about bushfire out here?

Bushfire-prone land is mapped by Council and the status for a specific property appears on its Section 10.7 planning certificate, so get the certificate for the lot. A suburb-level answer is no use to you here. An inspection is not a bushfire assessment and cannot give you a Bushfire Attack Level, which comes from a separate assessment against the relevant standard. What we can report is the visible condition of the things that matter in an ember attack: gutter debris, unscreened vents and subfloor openings, gaps at the roof line, and combustible material stacked against the walls.

What does the report say about things we could not reach?

It names them plainly. Under AS 4349.1 an area that could not be inspected has to be recorded as such, with the reason. On a rural block that might be a roof void with no entry point, a subfloor too tight or too wet to enter, a locked shed, or a structure the vehicle could not get to. Read those lines first. They are the map of what nobody has looked at, and most of them can be cleared and re-checked if you ask early enough.
