Questions we hear about Halekulani
Where does the name Halekulani come from?
Hawaii. The locality was gazetted in 1991 and named by Mr Wilmore, of Wilmore and Randell, after the Halekulani hotel in Waikiki where he had stayed. The name translates roughly as 'house befitting heaven'. That 1991 date belongs to the gazettal of the name, and says nothing about when the houses went up. We have no verified construction era for Halekulani and we won't invent one, so an inspector reads the age of a house from the house itself rather than from the suburb.
What does the inspector look at in Halekulani?
The ground first. Halekulani covers about 1.5 square kilometres at around seventeen metres near Budgewoi Lake, next to Budgewoi and Buff Point. It sits a little higher than the lowest lake ground, which helps, but it's still within the Tuggerah Lakes system. So the inspector checks subfloor moisture and ventilation where there's a subfloor, the fall of the ground away from the walls, where roof plumbing discharges, and any timber in soil contact around the property.
Do you have inspection records for Halekulani?
No, and none anywhere in postcode 2262. Our Central Coast reports come from addresses in Terrigal, Wamberal, Bateau Bay, Killarney Vale, Long Jetty and Chittaway Bay. Those give us a reliable picture of what goes wrong on this coast, particularly around damp ground, drainage and termite pressure. They don't give us a Halekulani finding, and the report you receive will only describe what the inspector saw at your address.
How do I tell the age of a house if the suburb history doesn't say?
The building tells you, and the paperwork confirms it. An inspector reads construction type, cladding, window frames, roof covering, wiring visible in the roof space and wet area detailing to place a house in a period. That's an assessment, not a certificate. The certain answers come from Council records, the section 10.7 planning certificate and any building approvals attached to the property. Ask the agent for what documentation exists. It's the cheapest due diligence available.
Is the timber pest inspection separate from the building inspection?
It's a separate scope, usually done in the same visit. The building inspection covers condition and runs to AS 4349.1. The timber pest inspection covers evidence of termites, borers and fungal decay along with the conditions that encourage them. On lake-side ground the two are closely linked, because permanently moist soil drives both rot and termite pressure. Booking together means the subfloor gets opened once and you get one conversation about what was found rather than two.
How soon will I get the report after a Halekulani inspection?
We aim to get the report to you the same day, emailed rather than posted, subject to access and availability. Getting access through the agent is normally what sets the date rather than our schedule, particularly where a tenant has to be given notice. Book as early in the cooling-off period as you can so there's still room to get a quote or put a question back to the vendor afterwards. A report that lands on the last day is a report you can read but not use.
