Budgewoi sits at about three metres. What does that mean for a house?

It means the water table is close to the underside of the floor, and the inspector will treat that as the starting point. Much of the town is surrounded by water, with Budgewoi Lake, Lake Munmorah and the ocean around residential areas spread across two peninsulas. On ground like that, subfloor soil stays damp, ventilation struggles to dry it, and timber in contact with or close to that ground starts to decay. At Long Jetty and Wamberal our inspectors recorded damp subfloor soil, wet subfloor conditions and subfloor water ponding on comparable low ground.

The house was built in the 1950s or 60s. What should I be asking?

Budgewoi was a Sydney holiday destination by the 1930s, became a formal locality in 1941, and expanded after the Second World War. Its public school opened in 1961. Stock from that build-out often includes cladding and eave sheeting from the asbestos era, so the sensible questions are what the cladding is, whether it has been disturbed, and what condition it's in. Our inspectors flag potential asbestos where they see it, as they did at one Long Jetty address. What we can't do is confirm asbestos by eye. That takes a sample and a laboratory.

Is salt a problem in Budgewoi, or only right on the beach?

It reaches further than people expect. Budgewoi has ocean frontage as well as two lakes, and airborne salt settles on metal well back from the sand. It shows up as rust on guttering and flashings, corroding roof fixings, and window and door hardware that stiffens and then fails. Our inspectors recorded surface rust on guttering and flashing rust at properties elsewhere on this coast. It's a maintenance item rather than a structural one in most cases, but it's a recurring cost and it belongs in your calculations.

What can be done about a damp subfloor in a Budgewoi home?

Usually quite a lot, and usually from outside the building. The order runs: fix the roof plumbing so downpipes and overflows reach a stormwater line, then re-grade so the ground falls away from the walls, then clear and improve the subfloor vents, then remove timber debris and anything in soil contact under there. Only after that do you look at ground barriers or drainage under the floor. A report that lists damp subfloor soil alongside disconnected downpipes is usually describing one problem, not two.

Do you inspect holiday and weekender properties differently?

The standard is the same, AS 4349.1, but the emphasis shifts. Long-empty holiday stock tends to show deferred maintenance rather than dramatic failure: perished sealant in wet areas, blocked and rusting gutters, ventilation blocked up, doors and windows swollen, and gardens grown against the walls. Buildings that sit closed for months also hold moisture. Tell us if the property has been used seasonally and the inspector will pay particular attention to ventilation and to wet areas that haven't been run in a while.
