FAQs — Gorokan inspections

Questions we hear about Gorokan

What era is the older housing in Gorokan?

Modern development began in the 1920s, when the Quoy family bought land and built holiday rentals. Electricity arrived through a Brisbane Water County Council project in the 1930s and 40s, and more waterfront holiday homes went up through the middle of the century. Much of the older waterfront stock therefore dates from the mid-twentieth century holiday era. That matters because construction from that period predates modern damp-proofing, subfloor ventilation standards and drainage practice, and it's the same profile as Long Jetty across the lake.

Should I be worried about asbestos in an older Gorokan house?

Treat it as a question to answer rather than a reason to walk away. Cladding, eave sheeting and wet area linings from the mid-century period may contain asbestos, and our inspector flagged potential asbestos in exterior walls at one Long Jetty address on comparable holiday-era stock. What we can't do is confirm it visually. Identification requires a sample and a laboratory analysis, and removal or disturbance is licensed work. The inspection runs to AS 4349.1 and is visual, so where an inspector sees material that warrants it, the report says so and recommends the testing rather than making the call.

Gorokan has frontage on two lakes. What does that mean for the ground?

It means water is close on more than one side. The suburb covers about three square kilometres on the western shores of Tuggerah Lake and Budgewoi Lake, eleven kilometres north-east of Wyong, and sits inside the Tuggerah Lakes floodplain system. For a building, close water usually means a shallow water table, damp subfloor soil and ventilation that has to work harder. Our reports at Long Jetty and Wamberal on similar ground record damp subfloor soil, wet subfloor conditions and subfloor water ponding.

Have you inspected in Gorokan?

No. Postcode 2263 has no reports in our records at all, and Gorokan is one of the larger suburbs in that postcode. That's a gap we'd rather state than gloss over. Our Central Coast inspection evidence comes from eight addresses across postcodes 2260 and 2261, most from late 2022. Their findings shape what an inspector looks for on lake-edge holiday-era stock. They aren't a description of your Gorokan house, and no report we write will suggest they are.

What should be fixed first in an older waterfront home?

Work outside in. Get the roof plumbing connected so downpipes and overflows reach a stormwater line. Re-grade so the ground falls away from the walls. Clear and improve the subfloor vents. Remove timber debris, stumps and sleepers in soil contact. Only then look at repairing decayed timber, because replacing a rotted bearer while the ground under it stays wet just buys time. A good report should give you that order rather than a flat list.

How do I arrange a building inspection in Gorokan?

Send the address, your cooling-off or settlement dates, and the agent's details. Older waterfront properties often need more time on site, particularly where there's a subfloor to enter and outbuildings to cover, so tell us what's on the block when you book. Ask the agent to have the subfloor hatch and roof manhole accessible on the day, because restricted access is the most common limitation we end up writing into a report. A same-day report is the aim, emailed rather than posted, subject to access and availability.
