What's unusual about Toukley's position?
It's the only suburb around here bounded by two lakes and the ocean. About three square kilometres sitting between Tuggerah Lake, Budgewoi Lake and the Pacific, inside the Tuggerah Lakes floodplain system. For a building that means a high water table under the floor and salt-laden air on the ocean side, at the same time. An inspector works both: subfloor soil moisture, ventilation and drainage fall on one hand, and corrosion in roof fixings, flashings and guttering on the other.
Toukley has motels, caravan parks and holiday houses. Does that matter for a buyer?
It tells you something about the stock. The town still provides accommodation to tourists including motels, caravan parks, holiday houses and lake cabins, and a fair amount of the older residential stock started as seasonal accommodation before becoming permanent. Buildings used seasonally tend to accumulate deferred maintenance rather than dramatic failure: perished wet area sealant, blocked and rusting gutters, ventilation closed up, swollen doors and windows, and gardens grown hard against the walls.
How old is Toukley?
The name is Aboriginal, originally Toukley Oukley, meaning many brambles, shortened by early residents and officially recognised only in 1969. The public school was founded in 1891 and the bridge to Gorokan was built between 1983 and 1985, replacing an earlier wooden structure. So the place is far older than its formal name. We have no verified construction era for the housing itself, which is why an inspector reads the age of a building from the building rather than from the suburb.
