Are all Charmhaven houses the same to inspect?

No, and treating them as one suburb would be a mistake. Residential homes lie on the east side of the Pacific Highway, with some running along Budgewoi Lake and bushland to the west of the highway. The suburb sits around fifteen metres, higher than most of its lake neighbours. Lake-frontage houses get the water-table treatment: subfloor moisture, ventilation, drainage fall. Houses on the higher, bush-facing side get a different look, weighted toward the bushland interface, surface water running down a grade, and timber in contact with soil.

What does 'bushland interface' change about the inspection?

Mostly the timber pest picture and the vegetation around the building. Trees close to the dwelling, stumps left in the ground, mulched beds against the wall and fallen timber all raise termite pressure, and our inspectors record them by name. At one Bateau Bay property near the national park boundary, the report listed trees in close proximity to the dwelling alongside actual termite damage to wall structure. Vegetation also affects gutters, which fill with leaf litter and then hold water against the fascia.

Charmhaven has an industrial and commercial area. Does that matter to a buyer?

Not to the condition of the building, but it's worth knowing what you're buying into. Charmhaven is a commercial anchor for the northern lakes rather than a purely residential suburb, and it was home to a Kellogg's plant until it closed in 2014. For a residential inspection, none of that changes the scope. If you're looking at a property with a commercial or mixed use, tell us before you book so we can confirm what the inspection can and can't cover.
