FAQs — Halloran inspections

Questions we hear about Halloran

There are only a handful of houses in Halloran. Do you inspect here?

Yes. The 2021 Census recorded 15 private dwellings in Halloran, so there is no typical property to describe and we set the scope from the address, not from the suburb. A booking here might be an acreage house with outbuildings, or a first new build on a freshly released lot. Tell us what is actually on the block when you call and the inspection gets quoted and scoped around that instead of around an assumption.

Halloran is part of the Warnervale growth district. What does that mean in practice?

It means the suburb exists on planning maps ahead of the housing. Halloran was created in 1998 when the original Warnervale suburb was subdivided, and it is named in the Warnervale District Contributions Plan alongside Woongarrah, Wadalba and Hamlyn Terrace. The infrastructure planning is well ahead of the built stock. For a buyer that mostly matters at the land end: what is approved nearby, what the contributions plan funds, and what the section 10.7 certificate says about the lot you are buying.

What does an inspection cover on an acreage property?

The house first, to AS 4349.1: the accessible interior, roof void, subfloor where there is one, wet areas, roof plumbing and site drainage. Then the outbuildings that come with the sale. Sheds, carports, verandah additions and a secondary dwelling all get looked at, and we note where structures appear to have been built without documentation. On a rural lot the wastewater system matters too, so ask the vendor for the approval and any service records before settlement.

Why do you ask whether structures were approved?

Because an undocumented structure is a cost that lands on the buyer rather than the seller. An unapproved shed, carport or extension can need retrospective approval, alteration or removal, and it can complicate insurance and a future sale. An inspection does not certify approvals, and no inspector can. What the report does is flag work that looks recent, unusual or inconsistent with the rest of the building, so your solicitor knows exactly what to request from council.

Is Halloran in a mine subsidence district?

Halloran is not labelled on the Wyong Mine Subsidence District map, but that is a map reading, not a property answer, and several neighbouring localities in this postcode are inside declared districts. Run the address through the Service NSW mine subsidence property check before you commit. Inside a declared district, building work needs Subsidence Advisory NSW approval as well as council consent. Compensation for subsidence damage is available whether or not land sits in a declared district, but only where the correct approvals were obtained.

How soon will I have the report?

A same-day report is the aim, emailed rather than posted, subject to access and availability. Rural and semi-rural bookings sometimes take longer on site simply because there is more to walk: outbuildings, fencing, retaining, wastewater and a long driveway. If access to a subfloor, roof void or locked shed is restricted on the day, the report says so plainly instead of leaving you to assume the area was looked at.
