FAQs — Berkeley Vale inspections

Questions we hear about Berkeley Vale

Does it matter which side of Wyong Road the house is on?

It changes what the inspector expects to find. Berkeley Vale borders Tuggerah Lake on its eastern side, and the ground drops toward the water. Homes on the lake side sit lower, so subfloor moisture, ventilation and where surface water ends up are the first things looked at. Away from the lake the block usually sits a little higher and the emphasis shifts to roof plumbing, wall cracking and the condition of the external fabric. Tell us the address when you book and the inspector will already know which of those two jobs it's likely to be.

I'm buying in the Berkeley Vale retirement village. Is the inspection different?

The scope narrows to your dwelling. Berkeley Vale has a retirement village on the lake side of Wyong Road, and in that kind of stock the building's roof, external walls, common paths and shared services usually sit outside the unit you're buying. Our inspection to AS 4349.1 covers the accessible parts of your dwelling: wet areas, internal linings, joinery, windows and doors, and whatever external fabric belongs to it. The documents governing the village and any owners corporation records cover the rest, and you'll want to read those alongside the report.

Berkeley Vale is flat. Why does drainage keep coming up?

Because flat ground gives water nowhere obvious to go. On low-lying blocks near Tuggerah Lake the fall away from the walls is often only a centimetre or two, and garden beds, paving and later landscaping quietly reverse it. At nearby addresses our inspectors have recorded water ponding against walls, missing site drainage, and downpipes discharging at the slab edge rather than into a stormwater line. None of that is dramatic on the day of the inspection. It's what it does to the subfloor, the wall base and the timber over a decade that matters.

What does 'termite conducive conditions' actually mean in a report?

It means the inspector found something that makes the property more attractive or accessible to termites, without necessarily finding termites. In this part of the Central Coast the recurring ones are timber sleepers in garden beds, tree stumps left in the ground, fence posts and framing in soil contact, timber debris under the floor, and a slab edge covered by paving or garden so it can't be visually checked. Our reports at Chittaway Bay and Bateau Bay record exactly those items. They're usually fixable, and fixing them is cheaper than the alternative.

Should I be at the property during the building inspection?

You're welcome to be, and plenty of buyers find the last twenty minutes useful. Walking the property while the inspector explains what they've flagged makes a written report much easier to read afterwards. If you can't attend, that's fine. The report stands on its own and you can call afterwards to go through it. What matters more than your attendance is access: an unlocked subfloor hatch, a clear roof manhole and a garage you can walk through will do more for the quality of the report than anything else.

How much notice do you need to book an inspection in Berkeley Vale?

Book as soon as you have a signed contract or an accepted offer. A same-day report is the aim, emailed rather than posted, subject to access and availability, but the constraint is rarely us. It's usually getting keys and a time that suits the agent and the current owner. Give yourself room inside the cooling-off period to read the report properly, get a quote on anything it raises, and go back to the agent if you want to. Send us the dates when you book and we'll work to them.
