Blackwall has flat waterfront and steep hillside. Which one am I buying?
Both sit inside the one suburb, and they inspect differently. The Brisbane Water frontage is low, flat estuarine ground where the water table, site drainage and subfloor ventilation lead the report. Above it, the ridgeline that climbs to the Blackwall Mountain lookout at 117 metres brings retaining walls, cut-and-fill platforms, steep driveways and run-on from the properties uphill. What should I know about retaining walls in Blackwall?
On a sloping block the retaining structure is part of the house, not landscaping. Our inspectors look at wall alignment, the drainage behind the wall, weep hole condition and any sign the ground above has moved. Where a wall looks engineered rather than owner-built, the report says so. Where the answer needs a structural engineer, the report says that too, with the reason. A wall that has started to lean is worth pricing before you sign, because the repair usually involves the ground as well as the wall.
Does the elevated position help with damp?
It takes one problem off the table. Homes further up the slope sit well clear of the high water table that shapes the flats below, so the persistent subfloor moisture you get on the peninsula proper is less likely. Water still has to get past the house, though, and on a slope it arrives from above instead of below. Cut-off drains, surface falls, and where the stormwater finally discharges are the items that decide how a hillside block ages. Those get checked and photographed.
How old is Blackwall housing, and does asbestos come into it?
Blackwall is one of the districts of the Woy Woy peninsula, and the peninsula filled out through the post-war decades when fibre cement sheeting was the standard cladding. An inspection identifies suspected asbestos-containing material by sight, records where it is and describes its condition, so you can plan around it rather than be surprised by it. Confirming the material itself takes a licensed sample and a lab test, which is a separate job. The report tells you whether that is worth arranging on the property you are buying.
There was a shipyard at Blackwall. Does the inspection cover contamination?
No. The Rock Davis shipyard operated at Blackwall from 1862 to 1913, and it is a fair thing to ask about, but a building inspection is a visual assessment of the structure under AS 4349.1. It does not test soil. If land history matters to you, the Section 10.7 planning certificate is the document that records notifications on the lot, and an environmental consultant is the person who samples ground. We will happily tell you what we can see; we will not guess at what is under it.
How soon can I get the report, and what does the fee cover?
We aim to email the report on the day of the inspection, subject to access and availability, so it lands inside a cooling-off period rather than after it. Tell us the date you are working to when you book. The standard inspection follows AS 4349.1 and covers the accessible parts of the building and the site, including the shed and other structures inside the boundary. A timber pest inspection under AS 4349.3 is a separate scope, and on older peninsula stock it is usually worth having.
