I engaged Sure company to do pre-purchase inspection for me. Rod was very responsive and organized the inspection quickly to fit the schedule. His report was thorough as well as recommendations. He also included the structure of the building in his report which is very useful. I highly recommended Rod. Note: I used another company when Rod went on holiday and it was disappointing.

We provide building inspections in various local areas

We service Penrith and surrounding regions across Western Sydney, including:

We also inspect across Western Sydney, including Parramatta, Macarthur and the Hills.

Why Choose SURE Building Inspections in Penrith

Two soils across one zone

Cumberland Plain suburbs sit on heavy clay soils derived from Wianamatta shale, which move as they wet and dry. The lower Blue Mountains sit on Hawkesbury sandstone instead. Cracking reads differently on each.

Nepean floodplain suburbs

Council flood studies cover Emu Plains, Leonay and the Cranebrook catchment. NSW SES lists the Penrith and Emu Plains floodplain as flood prone. We look for subfloor moisture and signs of past water entry.

Bushfire rules in the mountains

Glenbrook, Lapstone and Katoomba fall on RFS mapped bush fire prone land, where construction is rated from BAL 12.5 up to Flame Zone. We flag that the land is mapped. Confirming the level is a separate assessment.

Two councils, two rulebooks

Penrith City and Blue Mountains City run separate planning controls. Katoomba's town centre is a heritage conservation area, and some land sits near the Greater Blue Mountains World Heritage Area.

FAQs — Combined Building and Pest Inspection in the Penrith region

What does a Combined Inspection include?

It combines our Structural Inspection with our Timber Pest Inspection in one visit and one report. Refer to AS 4349.1-2007 Annexure A and AS 4349.3-2010.

What happens during a Combined Inspection?

The inspector assesses the roof frame, subfloor structures, external site timbers, load-bearing walls, concrete slab and footings, pergola and timbers, plus moisture testing, then delivers one report of any defects or issues.

Is a Structural and Timber Pest Inspection necessary?

A building inspection should be part of your due diligence when buying. Combining both satisfies pre-purchase requirements and covers termite and structural risk in one report.

What's the difference between a Combined and a Comprehensive inspection?

The Combined Inspection covers structural elements (AS 4349.1 Annexure A) and timber pests (AS 4349.3). The Comprehensive Inspection also adds non-structural maintenance items (AS 4349.1 Annexure C) — doors, windows, appliances, drainage, and more.

Can I attend?

Yes, with the selling agent's permission.

Do I need to attend?

No — the inspector can complete it with access and permission.

Do I have to arrange the time?

No — we arrange timing with the agent or seller and email you the confirmed time.

When do I receive the report?

Same day — usually within 5 hours of completion, subject to access.

Can you explain the report?

Yes — an inspector calls on completion, and you can ask questions any time for 12 months after the inspection.

Does the age of the house affect the inspection?

Yes — the building is compared to a similar-age, well-maintained building.

How long does it take?

Generally 1–2 hours on site. The report is issued later the same day.

Does the Combined Inspection include thermal imaging?

Yes, thermal imaging and moisture meters are used as standard during the timber pest component, the same tools used in our standalone Timber Pest Inspection, helping identify moisture-related conducive conditions alongside visual signs of termite activity.

Does the report cover conditions that attract termites, not just active activity?

Yes, the pest component identifies conducive conditions such as timber, garden beds or mulch against the house, and moisture sources that make a property more susceptible to termite attack, alongside the structural assessment of the building itself.

Will the report tell me if further termite treatment is needed?

Where termite activity or conducive conditions are found, the report includes recommendations on inspection intervals and next steps for treatment, the same guidance provided in our standalone Timber Pest Inspection.

What does a building and pest inspection include?

A combined building and pest inspection covers both scopes in one visit: the structural assessment under AS 4349.1 — roof frame, subfloor, load-bearing walls, slab and footings — and the timber pest inspection under AS 4349.3 for termites, borers and timber rot. One inspector, one attendance, and the findings from both arrive together so you can read structural risk and pest risk side by side.

Why would an inspection in Glenbrook differ from one in Kingswood?

They sit on different ground. Kingswood and Cranebrook are on the Cumberland Plain, where heavy clay soils derived from Wianamatta shale move with the seasons. Glenbrook sits on Hawkesbury sandstone. Footing design follows the site classification under AS 2870, so cracking reads differently on each.

Is my property on bush fire prone land?

Much of the lower Blue Mountains is mapped as bush fire prone by the NSW RFS, which sets a Bushfire Attack Level for new work. You can check your address on the RFS or council map. We flag that a property sits on mapped land. Confirming its Bushfire Attack Level is a separate assessment by an accredited assessor.

Am I in a mapped flood area?

Council has adopted flood studies for Emu Plains, Leonay and the Cranebrook catchment, and NSW SES names the Penrith and Emu Plains floodplain. Your council can confirm your address. We record any signs of past water entry that are visible on site.

My house was built before 1990. Should I assume there is asbestos?

SafeWork NSW treats buildings from before the late 1980s as likely to contain asbestos, so treat it as possible until testing says otherwise. Fibro sheeting, eaves and wet area linings are the usual places to find it. We identify what looks like asbestos and recommend testing by a licensed assessor. We do not disturb or remove it.

I am in my cooling off period. How quickly can I get the report in Penrith?

We aim to get the report to you the same day as the inspection, subject to access and availability. Tell us your deadline when you book. Sites up in the mountains can need a longer window, so it is worth saying early.

Built to last. Inspected to be SURE.
