It looks for evidence of current or previous termite activity in the house and surrounding property — architraves, cabinetry, door and window frames, skirting boards, roof frame, walls and floors — plus moisture testing. Refer to AS 4349.3-2010.

How recent should the pest report be?

Buyers and their solicitors generally expect a timber pest report to be no more than 3 months old, so time your inspection to fall within that window before you rely on it for settlement.

Can you treat termites if you find them?

Our report identifies the type and extent of any activity and includes treatment recommendations. We don't carry out treatment ourselves, but we can refer you to licensed pest control operators.

Is a pest inspection the same as a timber pest inspection?

Yes. When buyers ask for a pest inspection or a termite inspection before settlement, a timber pest inspection to AS 4349.3 is the report they need — it covers termites, borers, wood rot and the conditions that invite them, across all accessible timbers and the surrounding site. Because we inspect and report rather than sell treatment, the findings stay independent of anyone quoting to fix them.

Why would an inspection in Glenbrook differ from one in Kingswood?

They sit on different ground. Kingswood and Cranebrook are on the Cumberland Plain, where heavy clay soils derived from Wianamatta shale move with the seasons. Glenbrook sits on Hawkesbury sandstone. Footing design follows the site classification under AS 2870, so cracking reads differently on each.

Is my property on bush fire prone land?

Much of the lower Blue Mountains is mapped as bush fire prone by the NSW RFS, which sets a Bushfire Attack Level for new work. You can check your address on the RFS or council map. We flag that a property sits on mapped land. Confirming its Bushfire Attack Level is a separate assessment by an accredited assessor.

Am I in a mapped flood area?

Council has adopted flood studies for Emu Plains, Leonay and the Cranebrook catchment, and NSW SES names the Penrith and Emu Plains floodplain. Your council can confirm your address. We record any signs of past water entry that are visible on site.

My house was built before 1990. Should I assume there is asbestos?

SafeWork NSW treats buildings from before the late 1980s as likely to contain asbestos, so treat it as possible until testing says otherwise. Fibro sheeting, eaves and wet area linings are the usual places to find it. We identify what looks like asbestos and recommend testing by a licensed assessor. We do not disturb or remove it.

I am in my cooling off period. How quickly can I get the report in Penrith?
