Why would I pay for an inspection before selling?

A pre-sale inspection lets you find issues on your own terms, before buyers do. You can choose to address issues, adjust your asking price, or provide the report to buyers as evidence of transparency. Either way, you go into the sale process informed rather than surprised.

Do pre-sale inspections use the same standards as pre-purchase?

Yes, the same Australian Standards apply — AS 4349.1-2007 for building and AS 4349.3-2010 for timber pest — regardless of who commissions the inspection. The scope and report quality are identical whether ordered by the vendor or the buyer.

Should I share the pre-sale inspection with buyers?

This is a common question with no single answer. Some vendors share the report upfront to build buyer confidence and speed up the process. Others use it privately. It's worth discussing with your real estate agent.

What is the most popular pre-sale inspection?

The combined structural and timber pest inspection is the most common choice — it covers the two areas buyers are most focused on, at a competitive combined price.

When will I get the report?

Same-day reports are standard — usually within 5 hours, subject to access and availability. The inspector calls you on completion to walk through the findings, and you can ask questions for 12 months afterward.

Do I need to be there?

There's no need to attend. As the vendor you control when access is arranged, and the inspector phones you when finished to explain what was found.

What issues do pre-sale inspections commonly find in Australian properties?

The most common findings are moisture and water damage, termite activity and damage, roof integrity issues, electrical compliance problems, structural movement, rising damp and salt damp, and cracking in walls and foundations. Knowing about these issues before listing gives you the chance to address them on your timeline rather than reacting to a buyer's report during negotiations.

What does a pre-sale building inspection cover?

The inspection covers eight main categories: structural elements, building exterior, roof space and covering, interior components, wet areas, electrical systems, site conditions, and outdoor structures. The scope follows the same Australian Standards as a buyer-commissioned inspection.

Can I book a pre-sale inspection on short notice?

Short-notice requests before a listing goes live aren't unusual, and we'll always try to work around your timeline. Get in touch to check availability. Once the inspection is complete, your written report is still delivered the same day.

Does the pre-sale inspection cover the pool or fence compliance?

No, pool and fence compliance is a separate product. If your property has a pool, book it alongside your pre-sale inspection.

Why would an inspection in Glenbrook differ from one in Kingswood?

They sit on different ground. Kingswood and Cranebrook are on the Cumberland Plain, where heavy clay soils derived from Wianamatta shale move with the seasons. Glenbrook sits on Hawkesbury sandstone. Footing design follows the site classification under AS 2870, so cracking reads differently on each.

Is my property on bush fire prone land?

Much of the lower Blue Mountains is mapped as bush fire prone by the NSW RFS, which sets a Bushfire Attack Level for new work. You can check your address on the RFS or council map. We flag that a property sits on mapped land. Confirming its Bushfire Attack Level is a separate assessment by an accredited assessor.

Am I in a mapped flood area?

Council has adopted flood studies for Emu Plains, Leonay and the Cranebrook catchment, and NSW SES names the Penrith and Emu Plains floodplain. Your council can confirm your address. We record any signs of past water entry that are visible on site.

My house was built before 1990. Should I assume there is asbestos?

SafeWork NSW treats buildings from before the late 1980s as likely to contain asbestos, so treat it as possible until testing says otherwise. Fibro sheeting, eaves and wet area linings are the usual places to find it. We identify what looks like asbestos and recommend testing by a licensed assessor. We do not disturb or remove it.

I am in my cooling off period. How quickly can I get the report in Penrith?
