Parts of the semi rural north run on septic or aerated wastewater systems rather than mains sewer, approved and monitored by The Hills Shire Council. That is a different system to check, with its own condition and setback rules.

Bush fringe means bushfire rules

Arcadia, Canoelands and Berowra, and the Garigal edge at Belrose, Beacon Hill and Cromer, sit on mapped bush fire prone land. Construction is rated by Bushfire Attack Level. We flag that the land is mapped so you can have the level confirmed.

Rainwater tanks are not optional

On newer builds a rainwater tank nominated on the BASIX certificate is a binding commitment, not a feature the owner can skip. We note what is installed so you can check it against the certificate.

Slope, drainage and retaining walls

Northern Beaches Council maps landslide risk on and below slopes and around drainage hollows. On a sloped block the retaining walls and the drainage behind them matter more than anything else we look at.

What does the Timber Pest Inspection include?

It looks for evidence of current or previous termite activity in the house and surrounding property — architraves, cabinetry, door and window frames, skirting boards, roof frame, walls and floors — plus moisture testing. Refer to AS 4349.3-2010.

What is a pre-purchase Timber Pest Inspection?

An inspection to identify termites, borers and wood rot affecting the property, plus any conducive conditions and recommendations.

Are Timber Pest Inspections necessary?

Termite damage can be costly, so a timber pest inspection should be part of your pre-purchase due diligence.

What attracts termites to a property?

Termites are attracted to warm, damp areas and food sources like untreated timber, wood products, cardboard and paper. Timber, plants or garden beds against the house make it easier for termites to get in from the ground.

How can I help prevent a termite attack?

Clean gutters regularly; remove dead trees; fix leaking taps and water lines to prevent moisture build-up; store mulch, debris and firewood away from the house; don't leave timber or cardboard on the ground; book regular inspections; and consider a Termite Management Plan.

What are common signs of active termites?

Mud tubes; power short-circuiting; damaged floors or ceilings; cracked paint or plaster; and stains to ceilings or cornices.

How long does a timber pest inspection take?

Generally 1–2 hours on site, depending on the size of the property and site. The report is issued later the same day.

How recent should the pest report be?

Buyers and their solicitors generally expect a timber pest report to be no more than 3 months old, so time your inspection to fall within that window before you rely on it for settlement.

Can you treat termites if you find them?

Our report identifies the type and extent of any activity and includes treatment recommendations. We don't carry out treatment ourselves, but we can refer you to licensed pest control operators.

Is a pest inspection the same as a timber pest inspection?

Yes. When buyers ask for a pest inspection or a termite inspection before settlement, a timber pest inspection to AS 4349.3 is the report they need — it covers termites, borers, wood rot and the conditions that invite them, across all accessible timbers and the surrounding site. Because we inspect and report rather than sell treatment, the findings stay independent of anyone quoting to fix them.

Is my property on bush fire prone land?

Parts of this area are mapped by the NSW RFS and the council, including the semi rural pockets around Arcadia, Canoelands and Berowra, and suburbs backing onto Garigal such as Belrose, Beacon Hill and Cromer. Check your address on the RFS or council map rather than assuming either way. Confirming a property's Bushfire Attack Level is a separate assessment.

My property is on acreage without mains sewer. Does that change the inspection?

Yes. On site sewage systems, whether septic or aerated, are approved and monitored by the council and have their own condition, setback and approval status to verify. That is a separate check to mains plumbing, and it is one to raise when you book so the right time is allowed for it.

I am buying a newer apartment in Norwest or Bella Vista. Do defects still matter?

They do. NSW runs a Strata Building Bond and Inspections Scheme requiring interim and final defect inspections on buildings of four or more storeys inside the bond period. Ask for a specific building's inspection history before you commit.

Why do homes here crack differently to homes on the coast?

The ground is not the same. Much of the Hills sits on clay soils derived from shale, which move as moisture changes through the year. Coastal and ridge sites sit on sandstone, which behaves differently. Footing design follows the site classification under AS 2870.

How quickly can I get a report if I am in my cooling off period?

We aim to get the report to you the same day as the inspection, subject to access and availability. Acreage blocks with outbuildings and a septic system take longer on site, so tell us the property type and your deadline when you book.
