Damaged Asbestos Cement Eave Linings
Cracked, broken, or deteriorating asbestos cement (fibro) eave linings with exposed fibre edges. Common in pre-1990 Perth and Sydney homes. While bonded asbestos in good condition is low risk, damaged sheets with exposed edges present an inhalation hazard during maintenance.

- Age-related deterioration of asbestos cement sheeting
- Impact damage during roof or gutter maintenance
- Moisture damage causing delamination

Remedies
- Licensed asbestos removalist to remove and replace affected sheets
- Encapsulate intact sheets with approved sealant if removal not feasible
- Replace with fibre cement (non-asbestos) eave linings
