Deteriorated Ridge Capping Mortar

Roofing/real/pre–1970, 1970–2000, 2000–present/concrete tile roof, terracotta tile roof

Crumbling or cracked mortar bedding on ridge capping tiles allowing water entry along the roof ridge line. Extremely common in Perth homes due to intense sun exposure and thermal cycling.

Causes

  • UV degradation and thermal cycling of mortar
  • Original lime-based mortar reaching end of life
  • Inadequate mortar mix or application

Symptoms to look for

  • Visible gaps between ridge capping and roof tiles
  • Loose or rocking ridge cap tiles
  • Mortar debris in gutters

Remedies

  • Rebed ridge capping with flexible pointing compound
  • Replace damaged ridge cap tiles
  • Apply flexible ridge cap adhesive system
