Heater or Flue Installed Too Close to Combustible Framing

Fire safety/appliances/standard/pre–1970, 1970–2000, 2000–present/timber-frame, all

I measured the clearance from a solid-fuel heater, gas space heater, or flue pipe to adjacent timber studs, joists, or battens and found it below the manufacturer's compliance plate values. Over repeated burn cycles this heat soak can pyrolyse the timber and lower its ignition point. Reference: AS/NZS 2918 for flue clearances. The risk is hidden until charring or smoke appears.

Causes

  • DIY installation without reference to the appliance manual or AS/NZS 2918
  • Renovation enclosed a previously open flue run inside a new stud wall
  • Original non-combustible hearth or shield removed and replaced with timber or MDF trim

Symptoms to look for

  • Scorch marks, discolouration, or charring on framing near the appliance or flue
  • Visible clearances well below the compliance plate values on the appliance
  • Combustible skirting, architrave, or timber lining terminating flush against the heater body

Remedies

  • Isolate the appliance and engage a licensed gas or solid-fuel installer to reassess clearances
  • Rebuild the surround with non-combustible lining and proper air gap per the appliance manual
  • Replace any timber framing that shows charring or heat damage before recommissioning
