The detail

About a full building, pest & maintenance inspection

The full building, pest, and maintenance inspection is SURE’s most thorough pre-purchase option. It pairs a building inspection (AS 4349.1) and a timber pest inspection (AS 4349.3) with a detailed maintenance assessment, so you leave knowing both the current condition and what the property will likely cost to keep up.

The maintenance component is the part most buyers find useful. Your inspector assesses how much life is left in the major building elements: roofing, guttering, paint and cladding, hot water systems, plumbing, and electrical. You get a prioritised maintenance schedule broken into what needs attention now, what can wait 12 months, and what to budget for over the next 3-5 years.

Older properties are where this inspection is most useful. Years of deferred maintenance can add up fast once you hold the keys. The same-day report gives you those numbers before you commit.

Common questions

About full building, pest & maintenance inspection

What does this inspection cover?

It combines a structural building inspection (AS 4349.1-2007) and a timber pest inspection (AS 4349.3-2010) — roof frame, subfloor, load-bearing walls, slab and footings, external timbers, plus moisture testing — and adds a maintenance assessment of the home's major elements. You get the full picture in one visit and one report.

What does the maintenance component add?

Beyond defects and pest activity, the maintenance assessment looks at the major building elements — roof, guttering, paint, hot water system, plumbing and electrical — and identifies the items worth maintaining or repairing. It helps you understand what needs attention now versus what can wait.

Who should get this inspection?

It suits anyone who wants the most complete picture of a property's condition and upcoming upkeep, and is especially useful for older properties (15+ years) where there are more items to maintain.

How is this different from the combined building and pest inspection?

The combined inspection covers structural condition and pest activity. This one adds the maintenance angle — identifying the items to maintain or repair on the home, not just the defects present at the time of inspection.

How long does it take and when will I get the report?

This inspection takes around 1.5–3 hours on site depending on the property. Same-day reports are standard — usually within 5 hours, subject to access.
