Poor or Deteriorated Sealant to Shower Junctions

Moisture/real/1970–2000, 2000–plus/brick veneer, timber frame, concrete slab

Sealant at shower junctions - where tiles meet the floor, walls meet the tray, or fixtures penetrate the waterproof membrane - degrades over time through daily thermal cycling, cleaning chemicals, and UV exposure. Once the sealant cracks, peels, or gaps open, water tracks behind tiles and into the wall substrate, bypassing the membrane and creating the conditions for concealed moisture damage as described in AS 3740.

Severity rationale

Across 710 observations the modal score is 2, recorded in 408 cases (57.5%). Scores of 3 account for 295 findings (41.5%), and only 7 observations (1.0%) reached a 4. The average of 2.44 and the absence of any score-1 or score-5 findings confirm this as a tightly bounded moderate defect. The score rises to 3–4 when gap width is significant, when moisture staining or hollow tiles are present behind the failed junction, or when multiple junctions are simultaneously failed across the full shower enclosure.

Causes

  • Natural age-related degradation of silicone or acrylic sealant over repeated wet-dry cycles
  • Improper application at installation - insufficient adhesion, wrong product type, or inadequate joint preparation
  • Thermal and structural movement causing sealant joints to crack open at rigid tile junctions
  • Chemical degradation from regular use of acidic or abrasive cleaning products
  • Sealant applied over existing failed sealant rather than a full strip-and-replace

Symptoms to look for

  • Cracking, shrinkage gaps, or peeling sealant visible at tile-to-tile or tile-to-fitting junctions
  • Black or green mould growth along sealant lines indicating moisture behind the joint
  • Missing sealant at the shower tray-to-wall interface or around the waste outlet collar
  • Water tracking visible on the wall or floor adjacent to the shower enclosure
  • Hollow sound when tapping tiles near junctions, indicating debonded or wet substrate

Remedies

  • Engage a tiler or licensed waterproofing contractor to fully strip old sealant and reapply a compatible sanitary-grade silicone to all shower junctions
  • Where mould growth is present in the joint, treat the substrate with an antimicrobial agent before re-sealing
  • If tile debonding or substrate damage is found during strip-out, engage a waterproofing specialist to assess membrane integrity before re-tiling
  • Re-seal at minimum every 5–7 years as routine maintenance to prevent moisture penetration
