No Termite Management System in Post-1995 Dwelling
I inspected the perimeter and service penetrations of a post-1995 dwelling and found no evidence of an installed termite management system - no stainless mesh, graded stone, termite collars at slab penetrations, or chemical reticulation visible, and no durable notice recording a barrier. Reference: AS 3660.1. In my view the structure has no primary line of defence against concealed subterranean termite entry.
Causes
- Builder omission or undocumented substitution during construction
- Original barrier removed or damaged by subsequent landscaping or renovation works
- Owner-builder build not aligned with AS 3660.1 at the time
Symptoms to look for
- No termite collars visible at slab penetrations for pipes and conduits
- Absence of stainless mesh or graded stone layer at slab edge inspection zone
- No durable notice recording a barrier system installed
Remedies
- Engage a licensed timber pest technician to design a retrofit management system (reference AS 3660.1)
- Install a perimeter chemical reticulation system or full perimeter soil treatment
- Fit termite collars to all slab penetrations and record works on a new durable notice
