Termite/real/pre–1970, 1970–2000, 2000–present/timber frame, brick veneer

Live subterranean termite activity detected in subfloor timbers, including mud leads on piers and bearers, and early-stage timber consumption. Common in Perth and Sydney suburban areas with mature trees and garden beds adjacent to foundations.

Causes

  • Subterranean termite colony accessing structure via soil contact
  • Inadequate termite barrier or expired chemical treatment
  • Garden beds and mulch banked against external walls

Symptoms to look for

  • Mud leads (shelter tubes) on subfloor piers and bearers
  • Hollow-sounding timber when tapped
  • Live termites visible when mud leads disturbed

Remedies

  • Immediate chemical treatment by licensed pest controller
  • Install physical or chemical termite barrier system
  • Remove soil-to-timber contact and reduce moisture sources
