The Swimming Pool & Fence Inspection provides a comprehensive assessment of a pool and its surrounding fence before settlement. The pool is inspected from above the water surface, visible shell, tiles, coping, and surrounds, and all fixed pool equipment is tested with the seller or agent present. The pool fence is inspected for compliance with AS 1926.1.

Does the inspector go in the pool?
No, the pool is inspected from above the water surface. This allows assessment of the visible pool shell, tiles, coping, and surrounds without underwater access.
Is the pool fence compliance certificate included?
The inspection assesses the fence against AS 1926 and documents any non-compliance. A formal compliance certificate for council purposes requires a separate council inspection process and is not included in this service.
Does the seller need to be present?
Yes, the seller or selling agent must be present to assist with operating the pool pump, filter, and any heating equipment. Items that cannot be tested due to unavailability are noted in the report.
What pool fence defects are commonly found?
Common findings include gate latches that don't self-close or self-latch correctly, insufficient fence height, gaps under or through the fence, and climbable objects within 900mm of the fence.
Is this inspection the same for residential and commercial pools?
The pool and fence inspection is available for residential pools. Commercial pools have additional regulatory requirements beyond AS 1926, contact us to discuss commercial pool inspections.
