Concrete Slab Cracking and Heave

Structural/real/1970–2000, 2000–present/concrete slab

Cracking in concrete ground floor slabs caused by reactive soil heave, shrinkage, or inadequate reinforcement. Common in Perth sandy soils and Sydney clay soils with seasonal moisture variation.

Causes

  • Reactive soil heave or shrinkage
  • Inadequate slab reinforcement
  • Tree root desiccation of foundation soil

Symptoms to look for

  • Visible cracks in floor slab exceeding 1mm width
  • Uneven floor levels detectable with spirit level
  • Doors and windows binding or sticking

Remedies

  • Slab levelling via polyurethane resin injection
  • Tree root management and soil moisture stabilisation
  • Structural engineer assessment for remedial design
