External Wall Cracking Due to Settlement

Cracks in external masonry walls caused by ground movement or differential settlement of the footing system. Most observations are Category 0–2 under the BCA/AS 2870 scale (hairline to 5mm width) and represent cosmetic or minor structural concern, but a small proportion progress to Category 3–5 where structural engineer involvement is required. The crack pattern, location, and change over time determine whether this is a maintenance item or a structural event.

Severity rationale

This is the single most frequent defect in the corpus, present in 60.91% of all reports. The modal score is 3, recorded in 3,297 of 4,729 observations (69.7%). Scores of 2 account for 26.3% of findings, confirming the majority are minor cosmetic or early-stage cracks. Only 175 observations (3.7%) reached a 4, and just 9 (0.2%) a 5, indicating critical structural cracking is rare but real. The average of 2.78 reflects a predominantly low-to-moderate cohort. A score rises to 4–5 when cracks exceed Category 2, show recent progression, or are paired with door binding and visible footing distress.

Causes

  • Normal post-construction settlement as building materials reach equilibrium with the site
  • Reactive soil movement expanding or contracting under the footing in response to moisture change
  • Ground movement from tree-root activity or changes to site drainage
  • Differential settlement where one part of the footing moves more than another
  • Underlying footing or slab design inadequate for the site classification (AS 2870)

Symptoms to look for

  • Visible cracks in external brick or render, typically at corners, above lintels, or at wall junctions
  • Doors or windows binding in their frames or sitting out of square
  • Diagonal cracking from corners of openings consistent with differential settlement
  • Horizontal cracking in brick courses indicating lateral movement or footing heave
  • Cracks wider than 5mm or with vertical offset between faces

Remedies

  • Monitor crack width and pattern over one full seasonal cycle before committing to repairs
  • Engage a qualified bricklayer to repoint or rebuild cracked sections once movement has stabilised
  • Engage a painter to patch and repaint affected render or mortar after masonry repair
  • Engage a structural engineer if cracks are wider than 5mm, show vertical offset, or are increasing in size - formal assessment and footing rectification may be required
  • Improve site drainage to reduce soil moisture fluctuation if reactive clay is the contributing factor
