How Clarkson
was built
Clarkson remained undeveloped coastal scrubland until the early 1990s, when the completion of the Mindarie Marina nearby drew attention to the northern corridor's residential potential. The first residential lots in the suburb's northeastern section, around what would become Clarkson Senior High School, were released in the mid 1990s. Growth was steady through the late 1990s but accelerated sharply after the Clarkson railway station opened in 2004, connecting the suburb directly to the Joondalup Line and putting the Perth CBD within 35 minutes. The Somerly development, a partnership between Urban Pacific and the State Government's LandStart agency, delivered 1,800 lots across 162 hectares in south-east Clarkson, directly surrounding the station, completing in 2008. The suburb's population grew exponentially between 1991 and 2011 as a result. Housing across Clarkson is almost uniformly double-brick on engineered concrete slabs, the construction standard for coastal sand sites in the City of Wanneroo, with Colorbond or concrete-tile roofs. The streetscape reflects the estate planning norms of the late 1990s and 2000s: consistent setbacks, landscaped verges, and cul-de-sac courts backing onto reserve corridors. Now that the oldest Clarkson homes are approaching 30 years old, the first generation of original roofs, wet-area waterproofing, and external render is reaching end of service life.
What makes Clarkson worth it
-
Clarkson station to Perth CBD in 35 minutes
The Yanchep Line stop at Clarkson sits at the centre of the Somerly estate precinct, with a bus interchange and park-and-ride facility. The 35-minute city run is one of the more competitive travel times for a northern suburb at this price point.
-
Joondalup Health Campus 15 minutes south
One of WA's largest public and private hospital campuses, with a 24-hour emergency department, sits a short drive south, making Clarkson one of the better-served northern suburbs for acute health access.
-
Mindarie Marina and coastal access
The Mindarie Marina precinct, with its cafes, boat ramp, and coastal boardwalk, sits at the suburb's western edge. Ocean Beach at Mindarie and the broader coastal strip provide beach access without the weekend crowds of more popular southern beaches.
-
Clarkson Senior High and established primary schools
Clarkson Community High School and multiple primary schools including Clarkson Primary and Somerly Primary serve the suburb, giving families an established public school pathway without the secondary school uncertainty of newer estates further north.
-
Retail at Currambine Central and Clarkson Village
Two shopping centres within the suburb boundary cover major supermarkets, dining, medical, and specialty retail. Lakeside Joondalup is also a 10-minute drive for major department store needs.

Local risks in Clarkson
Clarkson remained coastal scrubland until the early 1990s, when the first residential lots were released around what would become Clarkson Senior High School. Growth accelerated after Clarkson Station opened in 2004, and the Somerly development delivered 1,800 lots directly around the station between the mid-2000s and 2008. The oldest Clarkson homes are now approaching 30 years old, the threshold at which original wet-area waterproofing, roof tile mortar, external render, and silicone seals first need systematic replacement. The underlying geology is deep Quindalup and Spearwood coastal sand over Tamala Limestone, with uniform permeability, different from reactive-clay suburbs but still capable of producing settlement when large trees draw moisture unevenly from the sand beneath a footing. In Clarkson, we see a lot of: - External wall cracking from settlement: the most common finding in our Clarkson reports. Double-brick on engineered concrete slab is the standard construction, and on deep coastal sand the settlement driver is typically tree root drawdown or irrigation-driven moisture gradients rather than clay-swell. Diagonal cracks from window corners on the garden-side elevation are the signature. Typical repair: $2,500–$8,000. - Bedroom ceiling and cornice joint cracks: the second most common finding, reflecting seasonal movement in timber-framed roof structures above the double-brick walls. In Clarkson's 25-to-30-year stock, the frame has gone through enough wet-and-dry cycles for joint movement to telegraph into plasterboard finishes. Typical repair: $600–$2,000. - Excessive moisture behind wet-area walls: original tile grout from the late 1990s and early 2000s has aged enough in Clarkson homes to crack or separate at the shower base junction and around bath surrounds, allowing water to track behind the wall substrate. Moisture meter readings above 25% behind shower walls are common in this age band. Wet-area rectification: $3,500–$7,000. Concealed slab edges behind garden landscaping flag consistently in our Clarkson reports as estate gardens have been built up over 20–30 years of ownership. The Somerly estate stock, with its small setbacks and landscaped verges, is particularly prone to garden-bed encroachment against the wall line.
Common issues in Clarkson
Inspecting
Clarkson homes
Every SURE inspection in Clarkson covers structural, moisture, roof, drainage, and timber pest scope. With the oldest homes now around 25 to 30 years old, original materials are beginning to reach the age where they require close assessment. In our 54 Clarkson inspections, the three most common findings are external wall cracking due to settlement, bedroom ceiling and cornice join cracks, and trees in close proximity to the dwelling. Excessive moisture readings behind wet-area walls appear in a significant number of reports, reflecting the age of original wet-area tile grout and silicone. Concealed slab edges covered by garden landscaping are also a recurring finding across the estate lots.

Questions we hear about Clarkson
Clarkson homes are only 20 to 30 years old. Is an inspection really necessary?
Yes, and the DefectIndex data backs it up. With 54 inspections, Clarkson produces more reports than most Perth suburbs, and the top finding, external wall cracking from settlement, appears in the majority of them. Homes in this age range have original wet-area waterproofing, roof mortar, and silicone seals at or near end of life. Missing these in a pre-purchase inspection leads to expensive surprises. Every SURE report includes 12 months FREE advice so you are covered through the first year of ownership.
What does sandy soil do to a Clarkson home over 25 years?
Deep coastal sand is stable under static loads but responds to changes in moisture, whether from irrigation, leaking pipes, or tree root activity. Over 25 years of seasonal watering cycles, the sand under one side of a slab can compact differently from the other, producing the diagonal cracking from window corners that appears so often in our Clarkson reports. The condition is manageable but needs to be assessed before purchase.
Are moisture readings common in Clarkson homes?
Excessive moisture behind wet-area walls is the fourth most common finding in our Clarkson reports. Original tile grout from the late 1990s and 2000s is now aged enough to have cracked or separated, allowing water to reach the substrate behind shower walls and around bath surrounds. Catching moisture ingress early can limit the repair scope compared with a full wet-area rebuild.
How quickly will I receive my report and what follow-up is included?
Reports are usually delivered the same day as the inspection, subject to access and availability, in full PDF with photographs and severity ratings. If defects are found you receive 12 months FREE advice from your inspector, covering everything from contractor quote interpretation to deciding whether to negotiate on price or request rectification before settlement.
