Most findings are minor and reflect the expected behaviour of unreinforced concrete slabs on reactive soils, though tree-root intrusion and poor drainage can accelerate movement to a point where trip hazards develop.

Across 905 observations the modal score is 2, recorded in 772 cases (85.3%). A further 125 observations (13.8%) were scored at 1, indicating minor cosmetic cracking. Only 8 observations (0.9%) reached a 3. No scores of 4 or 5 were recorded. The average of 1.87 confirms this is predominantly a low-severity, cosmetic-to-minor maintenance finding; it warrants attention when panels have shifted enough to create a trip hazard but rarely signals structural risk.

- Ground settlement as concrete slabs reach equilibrium with the underlying soil
- Reactive soil expanding and contracting seasonally in response to moisture changes
- Tree-root intrusion lifting or displacing slab panels from below
- General wear and weathering of unreinforced concrete over time
- Inadequate sub-base compaction at the time of pour
Symptoms to look for
- Visible surface cracks running across or along concrete path panels
- Raised or sunken slab sections creating uneven walking surfaces
- Gaps opening between path panels or between path and adjoining structure
- Cracking radiating from path corners or expansion joint locations
- Visible root mounding beneath or alongside path panels
Remedies
- Monitor crack width and panel movement across one full seasonal cycle before deciding on repair scope
- Engage a licensed concreter to cut out and relay badly sunken or raised panels where a trip hazard exists
- Grind or saw-cut raised lips between panels to eliminate trip hazards pending full replacement
- Remove or root-barrier trees that are actively lifting path sections
- Improve site drainage to reduce soil moisture fluctuation where reactive clay is the contributing factor
