was built

Ellenbrook is Western Australia's largest master-planned community. The first residential lots in The Bridges precinct sold in 1993 on what had been pine plantation and grazing country north-east of the Swan Valley, and build-out has continued in waves ever since, Charlotte's Vineyard through the mid-2000s, Malvern Springs and Lexia through the 2010s, and Morgan Fields into the 2020s. The dominant built form across every precinct is single-storey brick-veneer on a waffle or raft slab, timber-framed pitched roofs under concrete or Colorbond, aluminium-framed windows, and 450m² estate blocks with minimal setback from the boundary. Two construction eras now show up on the same street: the 1995-2005 stock is reaching the thirty-year mark where original seals, renders, and slab-edge details are showing wear, while 2015-onwards homes present post-construction settlement cracking as the reactive clay sub-base responds to tree root drawdown and seasonal moisture swings. Sites sit on Bassendean Sand over Guildford Formation clay, which is fundamentally different geology from the coastal limestone suburbs further west, and the inspection patterns reflect it. Local risks in Ellenbrook

Ellenbrook was released from 1993 on what had been pine plantation and grazing country. The first precinct, The Bridges, was quickly followed by Charlotte's Vineyard through the mid-2000s, then Malvern Springs, Lexia, and Morgan Fields through the 2010s.
