Sites sit on Bassendean Sand topsoil over Guildford Formation clay, which is fundamentally different geology from the coastal limestone suburbs further west, and inspection findings reflect it. Reactive clay swells with moisture and shrinks in drought, so settlement cracking dominates findings rather than the brick spalling and subfloor issues common in older inner-east stock. Two construction eras now show up on the same street: the 1995-2005 stock is reaching the thirty-year mark where original seals, renders, and slab-edge details are showing wear, while 2015-onwards homes present post-construction settlement as the clay sub-base responds to tree root drawdown and seasonal moisture swings.
