Timber Fungal Decay (Rot) in Fascia and Barge Boards

Fungal decay (wet rot or dry rot) in fascia and barge boards develops when timber is repeatedly wetted and unable to dry out - typically where paint has failed, where roof drainage is defective, or where the boards are end-grain exposed. Left unchecked it spreads into adjacent framing and rafter tails, converting a cosmetic repair into structural work.

The top end - scores 4 and 5 - makes up about 13% of findings, arising where decay has spread to rafter tails or structural framing.   • Deteriorated or absent paint allowing repeated moisture absorption into end grain and face timber
  • Blocked or overflowing gutters directing water across the fascia face
  • Inadequate roof overhang leaving barge boards exposed to driven rain
  • Prolonged damp conditions from poor eave ventilation or rising humidity
  • Age and deferred maintenance - timber from the 1970s–1990s was often untreated softwood

Symptoms to look for

  • Soft, spongy, or discoloured timber when probed with a screwdriver or awl
  • Paint blistering, peeling, or cracking along the fascia or barge board face
  • Visible rot staining or black-grey discolouration along board length
  • Sagging or warped fascia sections indicating advanced decay in core timber
  • Rafter tail ends visibly deteriorated where they meet the fascia

Remedies

  • Engage a licensed carpenter or registered builder to probe all affected boards and quantify full replacement scope before settlement
  • Replace decayed sections with H3-treated timber and prime all cut ends before installation
  • Rectify the water source - clean gutters, repair downpipes, or extend the roof overhang to prevent recurrence
  • Apply two coats of quality exterior primer and topcoat to all new and adjacent timber
  • Re-inspect in 12 months to confirm no new decay at adjacent rafter tails or eave lining
