The detail

About a structural comprehensive inspection

The Structural Comprehensive Inspection is a pre-purchase assessment of structural and non-structural elements to AS 4349.1-2007 Annexure C, completed in one visit and reported in one document. It does not include a timber pest inspection.

Annexure C extends the structural scope to capture maintenance defects across more than 15 categories of non-structural elements: from drainage and fencing through to appliances and roof covers. This gives buyers a clear picture of a property’s condition before they commit.

Why this inspection matters

A Structural Comprehensive Inspection does more than confirm a property is structurally sound. It documents the current condition of every accessible element of the home, so you know what work is needed and what questions to ask.

Maintenance items uncovered by the Annexure C scope are frequently used to negotiate a lower purchase price or require remediation as a condition of sale.

If you also need termites, borers and timber decay checked, choose the Comprehensive Inspection, which adds a full timber pest inspection to the same Annexure C scope.

Common questions

About structural comprehensive inspection

What does the Structural Comprehensive Inspection include?

It covers the structural elements and the non-structural maintenance items in AS 4349.1-2007 Annexure C: roof frame, load-bearing walls, subfloor and slab, plus doors, windows, roof cover, plumbing fixtures, flooring and more.

Does it include a timber pest inspection?

No. Timber pest is a separate scope under AS 4349.3. Book a Comprehensive Inspection to have structural, maintenance and timber pest in one report, or a Combined inspection for structural and timber pest.

What is the difference between Structural Comprehensive and Comprehensive?

Both cover structural and non-structural maintenance items under AS 4349.1 Annexure C. The Comprehensive Inspection adds a full timber pest inspection under AS 4349.3. Structural Comprehensive does not.

What is the difference between Structural Comprehensive and Structural?

The Structural Inspection covers only the structural elements under AS 4349.1 Annexure A. Structural Comprehensive extends this to Annexure C, adding non-structural maintenance items such as doors, windows, roof cover and plumbing fixtures.

When should I choose this inspection?

Choose it when you want both structure and maintenance items assessed and do not need timber pest in the same report, for example when a pest inspection is already arranged.

Can I attend?

Yes, with the selling agent's permission.

Do I need to attend?

No. The inspector can complete it with access and permission, then calls you afterwards to discuss the observations.

Do I have to arrange the inspection time?

No. We arrange timing with the agent or seller and email you the confirmed time.

When do I receive the report?

Same day, subject to access and availability.

Can you explain the report to me?

Yes. We call on completion to discuss the observations, and you can ask questions any time for 12 months after the inspection.

Do you check the pool?

No. We recommend engaging the pool shop currently managing the pool for its inspection and maintenance history.

Do you check electrical and gas?

Fixed Kitchen Appliances are checked for serviceability. Polarity testing is available for an additional fee. Gas is specialised and not tested, though the gas hot water is checked for serviceability.

Do you check for asbestos?

Asbestos is excluded from scope per AS 4349.1 and requires laboratory testing. Where it is obvious, the inspector may flag risk areas of cement fibrous sheeting; a Licensed Asbestos Surveyor must be engaged for formal testing.

Will leaks be checked?

Yes. We look for indications of roof, shower and plumbing leaks. Some leaks require further invasive steps to confirm.

How long does it take?

Generally 1.5 to 3 hours on site depending on size and age. The report is issued later the same day, subject to access and availability.
