A short history of Alkimos

How Alkimos
was built

The Whadjuk Noongar people knew this stretch of coastline long before European settlement, and the area remained banksia woodland and coastal scrubland well into the twentieth century. The suburb takes its name from the Greek freighter MV Alkimos, which ran aground on the reef in 1963 and remains one of Perth's most visited dive wrecks. For decades after the wreck the land behind the dunes was still undeveloped, classified as State Forest with no conventional road access. The Mitchell Freeway did not reach this far north, and Marmion Avenue was not extended through the suburb until 2008. Serious residential development began only in the early 2000s after the State Government partnered with developers to create the Shorehaven and Trinity master-planned communities. The first lots were titled around 2006 and the suburb's population climbed from near zero to more than 13,000 within fifteen years. The housing stock is almost entirely post-2005, meaning engineered concrete slabs, double-brick veneer, and Colorbond or concrete-tile roofs in consistent estate patterns. The Alkimos railway station opened in July 2024 as part of the Yanchep Rail Extension, and the land around it is earmarked to become a local city centre. Alkimos College, which opened in 2020, reached Year 12 capacity in 2025.

Why buy in Alkimos

What makes Alkimos worth it

  • Direct rail to Perth CBD since 2024

Alkimos station on the Yanchep Line opened in July 2024, giving residents a direct train ride to the city. The station precinct is master-planned as a future town centre with 15,000 projected jobs.

  • Coastal living at a suburban price point

Alkimos Beach sits metres from a surf beach with a dedicated ocean pool, yet median house prices remain well below those of established coastal suburbs closer to the CBD.

  • Full K-12 schooling inside the suburb

Alkimos Primary School, Alkimos Beach Primary School, Shorehaven Primary School, Alkimos College (public), and St James Anglican School all sit within the suburb boundary, so children rarely need to travel outside Alkimos for schooling.

  • Master-planned open space and parks

The Shorehaven and Trinity estates were designed around central parks, shared pathways, and ocean-view reserves. Coastal node parks connect residents directly to the beach via sealed paths.

  • New infrastructure without the teething problems of older suburbs

Roads, drainage, footpaths, and community facilities were purpose-built for residential density, not retrofitted. The Wanneroo Road and Mitchell Freeway extensions mean car commuters also have a clear southern run.

Why Alkimos needs thorough inspection

Local risks in Alkimos

Alkimos is one of Perth's youngest suburbs. Serious residential development only began in the early 2000s after the State Government partnered with developers on the Shorehaven and Trinity master-planned communities. The first lots were titled around 2006 and the suburb's population reached over 13,000 within fifteen years. Almost all the housing stock is post-2005, engineered concrete slabs, double-brick veneer, and Colorbond or concrete-tile roofs in consistent estate patterns. Alkimos sits on deep yellow Swan Coastal Plain sand over Tamala Limestone. The sand is highly permeable and drains well, but it provides limited lateral support to slab edges and its moisture content varies significantly between wet winters and dry Perth summers. That seasonal variation drives the slab movement and settling cracks that appear even on homes three to five years old. The proximity to the Indian Ocean, most estate lots are within two kilometres of the beach, adds salt aerosol exposure that accelerates corrosion of exposed metal elements. In Alkimos, we see a lot of: - Construction defects in new builds: volume builders on tight margins produce inconsistent workmanship. Common findings are inadequate waterproofing at shower bases and alfresco areas, non-compliant fall on balcony drainage, and silicone gaps at junction points. Typical repair: $1,500–$8,000 depending on scope. - Sandy soil foundation settling: engineered slabs on deep sand continue to move for several years post-handover as the sand re-distributes under load and seasonal moisture cycles. Settlement cracks at window corners are normal for the age but need documenting before purchase. Typical repair: $800–$3,500. - Poor builder finish quality: misaligned tiling grout lines, paint finish defects on eaves and fascias, and incomplete landscaping drainage connections are the three most common cosmetic-to-functional defects in our Alkimos reports. Typical repair: $500–$2,500. The Alkimos railway station opened in July 2024. The station precinct is now zoned for medium-density development, and a wave of strata townhouses is beginning to appear near the station. These bring a different inspection focus: shared-wall waterproofing, balcony drainage, and strata common area conditions.

Inspecting
Alkimos homes

Every SURE inspection in Alkimos covers structural, moisture, roof, drainage, and timber pest scope. In a suburb this young the focus shifts to construction quality rather than age-related decay. In our 49 Alkimos inspections, the three most common findings are external wall cracking due to settlement, concealed slab edges that present termite entry risk, and trees planted too close to the dwelling. New-build settling on deep sand is predictable within the first five years. Inspectors also check that downpipes are connected to stormwater and that garden mulch is not banked against the brick base course, both of which are frequent short-cuts in estate landscaping.

FAQs — Alkimos inspections

Questions we hear about Alkimos

Does a brand-new Alkimos home still need a building inspection?

Yes. Our DefectIndex data from 49 Alkimos inspections shows that external wall cracking due to settlement and concealed slab edges are the two most common findings, both of which appear in homes under five years old. Builder sign-off does not cover what an independent inspector sees, and the 12 months FREE advice included with every SURE inspection covers you through the warranty period negotiation.

Should I be worried about sandy soil movement in Alkimos?

Sandy soil is the defining ground condition on the Swan Coastal Plain, and Alkimos sits directly on it. Deep yellow sand has high permeability but low bearing capacity, which is why all modern homes here use engineered slabs. What inspectors watch for is whether the slab edge is concealed by garden beds or mulch, which blocks visual termite inspection and hides any early cracking at the perimeter.

Is salt air from the Indian Ocean a problem for Alkimos homes?

Alkimos Beach estates sit within two kilometres of the ocean, so airborne salt is a real consideration. In practice this means checking metal fascias, roof sheet fixings, and any exposed steel lintels for early corrosion. Colorbond roofs common in the estate age well with salt-rated coatings, but cut edges at penetrations are the weak point.

How quickly will I get the report and what happens if defects are found?

Same-day reports are usually available subject to access and availability. You receive the full PDF on the evening of the inspection, with photos, severity ratings, and plain-English explanations. Any defects flagged also come with 12 months FREE advice from your inspector, so you can follow up as rectification work progresses without paying for a re-inspection.
